Browse Forums Building A New House Re: Alfresco - when building with Dechellis in SA 2May 30, 2012 10:49 pm Hi LynneY, our alfresco area is 4200 x 5550. I don't know the exact cost but as it's under the main roof and with slab and ceiling I think we are paying the same $/metre as the rest of the house (same as garage). For our house that's about $1040/m2, which would be about $24,250. Could be wrong with my estimation, happy to be corrected! Re: Alfresco - when building with Dechellis in SA 3Jun 01, 2012 11:51 am Thanks for that E! I was starting to feel a little bit lonely out there all by myself with no responses LOL We are looking at an alfresco (quite inspired by your plans as well! ) now. We originally were going to do a separate pergola after hand over but we think the alfresco under the main roof might be a better option. So long as we do not exceed our council site coverage allowance it might be the way we are heading. AND - It all depends on pricing and our budget. Are you getting the brick pillars rendered and are you also including tiling in that cost per square metre? Is your ceiling the fibre cement sheet ceiling? Many thanks as always!! Re: Alfresco - when building with Dechellis in SA 4Jun 03, 2012 6:27 pm They dont charge the 1k a sqm2 because its only the alfresco. Don't quote me on this, but I remeber maybe $400sqm2...... or I could be totally wrong hahaha Re: Alfresco - when building with Dechellis in SA 6Jun 04, 2012 12:25 am It is dependant on what the roof is doing and how many extra supports you need. IE, if you have a c shaped house with courtyard, would be cheaper to alfresco that. We added a second smaller alfresco area with Fairmont homes in SA. They charged us $55 per sqm for slab and then $155 per sqm for the roof. So for our extra side little alfresco 1.8m x 5.25m - total cost was $1980. I think each builder would have different rate. But the one sure thing is building it with the house will be cheaper than being built after the house is completed Re: Alfresco - when building with Dechellis in SA 7Jun 04, 2012 10:28 am Thanks 1stBuildFR! It sounds like you got a good deal. Your builder sounds reasonable and very transparent about costs! I definitely agree with you with regards to getting the alfresco done at time of build rather than looking at doing after handover - more cost effective I believe and plus we want it all under the main roof and to be part of the house slab.
