We discovered a crack at the front of the house that follows the mortar line up in a zig zag pattern to the top of the roof a few months ago. Just the other night I discovered a line at the back of the house. It extends from ground to roof but this time even cracks through some bricks. I'm worried that my house is falling apart. As you are aware there are quite a few cracks in my concrete floor, and now the bulkhead in the kitchen has cracked at the joins too. Our builders are on leave at the moment but we will be calling them as soon as the get back to discuss. Our houses are to the day the same age I think. We have one visible crack but small, about 10cm between shadowline cornice and door opening. Nothing else so far. I think you built in different bricks than us though. He believes it's all just because of the clay drying out after a very wet 14 months or so. Meanwhile we have had a quote done for some fencing which I am going to accept tomorrow. Have decided to go with colorbond. I was actually thinking this would be more expensive, so pleased to find out its a cheaper option! Just love when what you want is the cheaper way to go!! Also have had a bit of a win. The builders finally got around to sending the final 'extra's' bill. It was titled 'the dreaded extra's bill' and I held my breath as I opened up the attachment. Had to read it twice as it's actually a credit for $300!!! Bonus!! I was thinking we would have to pay approx $2,500 so it's almost a $3k win!! They ended up getting a few things cheaper than originally quoted plus I had forgotten to include a few credits. The painters have also been and done all their fix ups. Things are looking great! Wow Heavy, heavy rain just started here (first in AGES) and we need it in the tanks but something is blocked and it's all pooling by the tanks!! Poor DH out there now trying to fix it so we can catch some precious drops.... At least we caught some of it!! Eaves gutters are required to handle a 1:20 ARI, if the intensity was less than this, then the roof drainage is either not compliant or poorly designed. Yes, it does. As posted, eaves gutters are only required to to be designed to handle a 1:20 ARI and I also study the weather patterns here in Victoria. A 1:20 ARI for this location would require rainfall of nearly 12 mm in 5 minutes. I have also looked at this thread's house photos since posting my advice and I know where the gutters would have overflowed and why. I see a lot of non compliance and/or bad design in the photos on the various threads and this home owner is well advised to check compliance at this early stage. 3in1 Supadiverta. Your house roof does not show rusting other than some surface rust on the flashings.
