Browse Forums Building A New House 1 Sep 28, 2015 2:20 pm Hey, New to the forum. I have a block of land in The Ponds which is 10x31. I am looking at builders and am on a budget of 230k. I have been in talks with Elderton, Allworth, Firstyle and New Living homes and have also had brief discussions with Vogue, Beechwood and CSB. I am looking to do a single storey 4 bedder with 2 living areas and really love Eldertons Acacia 18 and Allworths Sonata 10, which are almost identical. Can anybody comment on these companies? Allworth seems to be budget price but obviously add on everything from there. Will be around the 215k mark with high 2700mm ceilings, ducted air con, caeserstone benchtops and upgraded kitchen etc which is about 10k lower than Eldertons Acacia 18. I am thinking of one of these two. Has anybody built these homes or homes with these guys? What did you think of the completed product? Did you upgrade anything? How long did it take? And should I be considering any other builders? I will attach the floorplans when I figure out how to (sorry, newbie error haha) Re: 10m wide lot in Sydney. Trust me it will cost more than 215k, lots of mid-construction hidden costs! Have family who has had a bad experience with them. Can i recommend these designs; similar budget, similar layouts. The San Remo 193, had a friend who built it, fantastic experience Just go onto this page and click the 'San Remo 193' 'View Floorplan' link http://www.championhomes.com.au/home-designs/san-remo And even though it says it suits 11m blocks, I have spoken to the builder and they said 10 is fine. Alegra 17-Wisdom Homes- In the floorplan area just select '17'. This builder I am told has fantastic inclusions and their 'standard' is what other builders consider 'upgraded' inclusions. I don't know when you purchased your block and when you registered it but in general, with all paperwork and building time, expect about 12-18 months until you can move in. That Alegra price is actually 275k for the small 15square 3 bedroom house. It's top of the range in terms of houses but I won't be able to afford that. What were the mid-construction costs for Allworth? They seem to do a standard house and then I can upgrade the rest myself really. I was quite happy with Elderton's standard of homes. Allworth, Elderton or other buil 9Sep 30, 2015 5:59 pm I don't think you can start construction until your land is registered. Based on your situation, I would expect you to move in March-April 2017. Also, I would go with the elderton home package. They have built a lot of homes in Ropes Crossing (know someone living in one!) and have built many, many in The Ponds. Jandson Homes, I personally don't like their standard inclusions, but its up to you; though their prices are great! Re: 10m wide lot in Sydney. Allworth, Elderton or other buil 10Sep 30, 2015 6:10 pm Also, with Jandson and Allworth designs, all their houses have 'base prices' meaning that you need to budget anywhere from $20000-$40000 in compulsory council rates and fees on top of the quoted price, and don't forget to add upgrades in inclusions and changes. Another thing you need to know as a first home builder barely any company (I have never seen one) ever include fencing, landscaping, a letterbox, blinds, curtains and fly screens into the price. Those are additional costs. And make sure all the designs you are looking at comply with The Ponds designer guidelines! Re: 10m wide lot in Sydney. I have booked an appointment with Dixon homes this weekend, seems they have so many design to fit in 8.2m wide land (I have to leave 0.9m on both side of 10m wide land).
