Browse Forums Building A New House 1 May 25, 2012 10:52 pm Hi All, We are first home buyers and looking for some good plan options. though we need some understanding of minimum dimesions and floor areas required to have in house. Specially looking for Rooms, Bathrooms and Garage. Is there any building code sections which we can refer to? Any help is appreciated. Thanks, RR Re: Minimum Building dimensions per Building Code of Austral 2May 27, 2012 6:05 pm The BCA (which is now the National construction code NCC) is not a prescriptive document but rather it is performance based. So if you have a design with a 6 square metre bedroom (say with a fold down bed) and adequate light and ventilation it would be allowed. The code sets minimum standards for many things such as thermal performance but i have never seen minimum room areas. @builderforlife Building inspector and passionate about construction When you need an expert to take a look. Re: Minimum Building dimensions per Building Code of Austral 3Jun 12, 2012 9:48 am Thanks Builderforlife. We were in situation where we had to cut down some sizes to fit the choice of plan in land envelope. We had few options and one of them to cut down few room sizes (reduce to 2.9m X 3.3m) and cut down garage from 5.5m wide x 6.0m deep to 5.5m wide x 5.7m deep. However, we cut down some sizes from Bathroom and launge area to compensate the requirement. Builder suggested to keep Garage upto 6.0m deep to have better perfromance in future. Hopefully all looks good now. Hi All, see above image.
