Is that a standard all builders must do or you add it yourself? Can it reduce the sound of people walking above/ reduce the water sound in pipe? I don't see much downlights cabling on the ceiling btw.... Btw I love your lounges material.... Do you mind to pm me about the downlights place ? We're looking to buy too but only 63 lights... Thanks, Vess. The insulation you see in the underfloor is R4.1 ceiling batts because I have the hebel floors an they provide acoustic properties. I was told I didn't really need to add anything but I wanted to make sure I couldn't here thumping noise from footsteps ever again in my house. It is such a pet peev of mine. It's not standard practice to insulate the mid floor/ceiling of double storey home but you definitely can and I absolutely would if I had the plywood floors upstairs. There's a couple of products you can use that would work. Sound screen optimo made out of rockwool or there is another underfloor product made from glasswool which is dense an rigid so it may only be 90mm thick but it is dense unlike the fluffy ceiling batts you see at my place. That why you can't see the wiring for the downlights. We got Brightgreen downlights and they retail for around $100 each. 5yr warranty. LED fully dim able and they are 903 lumens bright which I have been told is the brightest LED on the market. They look lovely in the box. I can't wait to have them installed. It is not standard, so you have to pay for it yourself on top. Standard is usually just external walls and roof ceiling. From what I can tell, Wisdom only provide the bare minimum inclusions, so I would expect Wisdom would not have extra insulation included. We also upgraded and got all our internal walls insulated as well. That will be an owners cost, not the builder. Acoustically speaking you don't 'stick' it to the underside of the upstairs floor. The gap between the flooring upstairs and the insulation batt assists with the acoustic result. The insulation needs to have clearance spaces cut out for the downlights but if you are having pendants its not an issue. They run the electrial wiring first then insulation goes in so the clearances are correct. You can definitely get cheaper good LEDs. Go to the lighting store where world of tiles is in Victoria road c/hill. Re: Vess's Build 166Jul 07, 2012 9:21 pm Todays progress was a-plenty...... Undercoat on walls and ceilings upstairs and half of downstairs. Not much to go for undercoat. We did a test patch of the Lexicon for the ceiling and it was way too grey/white against the downlights we picked so off I went to Bunnings to do colour matching to our downlights. Result: Big White double strength. First coat of big white on ceilings upstairs done. Sample colours for bedrooms tested. Photos tomorrow. Another day up and down a scarey ladder. Hired an industrial vacuum to suck up all the plasterers dust and the screeding crud. Nice n tidy n clean now. Ready for wall painting. Double strength is double the tint to make that particular white. Not sure what we will do on skirts and arch's yet but I want to colour match the white to the shutters. DH is NOT going to like having 2 different whites ie ceiling and woodwork. He'll see why when the time comes. I still think the only thing that will hold us up from moving in is the gas connection. Stairs finished being installed tomorrow and garage doors scheduled to be installed as well. Looking at a feature wall in our bedroom. We have a dark grey leather bedhead and are getting bedside tables made in semi gloss poly in Guilded Grey. This colour is half strength Guilded Grey and then we will do a much lighter grey for the rest of the room. Have you found some good ones yet? Yes. I have a friend who has a small business on faceb00k called Cherry Blossom Decor. She does some amazing stuff. I've been waiting waiting to buy her stuff to get daughters room beautiful. I also made an owl patch work quilt September last year. I'll try and find a pic of it. It was my first attempt and I totally enjoyed it and it turned out really nice. Apparently I've got my days mixed up. They're booked in for tomorrow. All my internal doors and the front door arrive Friday and they will start being installed that same day. Skirts and archs arrive roughly next Thursday. Still no firm date for the kitchen to get installed but he did say he would start installing from next week so who knows what it will be he is installing. Hope it's kitchen, laundry, pantry and bring the vanities too thanks Once this gas is connected, I think I will be comfortable giving notice. Still on target for 4 August move in - so far. That will make it a 6mth build with roughly 7-8wks lost from 'issues' and not counting the rain at the start of the year.
