Browse Forums Building A New House 1 May 24, 2012 1:57 pm We are building a 41sq double story house and are in the process of getting our survey done and then the tender done. So my question is what did you negotiate on or get thrown in at no cost. The house will probably come to the $400k mark so would like to think we can get some things put in at no cost. The other day I mentioned to the builder what about a nice brick letter box and clothes line. He said no but I can give you the details of a good landscaper. I do know our package has not got frosted glass on bathroom/toilet windows and would like to get this included - at no cost .... are we expecting too much ? So what did you negotiate on ? or get extras on .... Thanks all. Re: What extras did you get included at no cost ? 2May 24, 2012 2:06 pm No you are not expecting to much for those things....... if you are in a position to be patient and play them off againt other builders, then start demanding what you want included. even if you get some of them , it's better than nothing..... we really got additional 15K worth of inclusions, but it was hard work, patience and homework against other builders that got the job done. being able to "justify" your claims and doing your homework comparing to other builders, really helps when requesting freebies Re: What extras did you get included at no cost ? 3May 24, 2012 2:24 pm No such thing as a freebie Be careful as you may just end up paying for these extras thru other means. We got ducted aircon put in as a "freebie" - I know very well that we actually would've paid for it in the cost of the house (10 times over) The road to success is always under construction House completed April 2011 - slowly making it a home... Sticker price is the price I imagine throwing anything in as a freebie would have been hell considering the way they get so many estimators to check and double-check prices. The price wasn't added anywhere else. So I believe we got genuine deals, andknow of people who never asked for bonuses, and didn't get anything! We got: Reverse cycle airconditioning. Deeper garage (later we decided to also make it wider which we paid for) Upgrade door (it was a further upgrade to get frosted glass, we were happy to keep it clear so didn't pay the upgrade and they installed frosted glass anyway, so I guess we got a double upgrade on that one!) Banjo top in bathroom NIB wall in bathroom NIB wall in our study nook Sliding door instead of window from our bedroom to backyard. set of 3 pot drawers Upgraded shower roses Benchtop in laundry, not just a cupboard Upgrade to trilock door handle Upgrade in brickpavers 600mm westinghouse to 900mm Blanco (which i then paid extra to upgrade again!) Door to laundry and WIL and WIP. Recessed alfresco ceiling Looking at close to $30000 of inclusions. I agree though, most things are already factored in for the cost! Our builder is quite good, locks, frosted windows for bathroom and toilets all come standard including most things that you would have to upgrade for other builders. What extras did you get included at no cost ? 13May 24, 2012 9:42 pm The promotion at the time we signed was $10,000 cash back. We did get "free" shelves in the store room but it was originally a toilet and we removed the toilet but rather then give a credit for that we just got the free shelves. We did get a few bits and pieces thrown in as they makes it on the plan but forgot to charge us, but it would only be a few hundred dollars. The first offered us a $7000 discount for signing rapidly. This would only have covered the colorbond roof we wanted!! (they get tiling heavily discounted because they use so much of it and don't have any such arrangement with colorbond suppliers). The second builder roped us in by including $20,000 of floor coverings for free. This does seem to be a genuine discount, although we are paying a very high price for our house overall. Re: What extras did you get included at no cost ? 15May 25, 2012 8:33 am I don't believe you get much for "free" or "no cost" it is more a matter or comparing inclusions against different builders vs the price (not the price quoted in the brochure but the one they give you when you request a Tender). One of the reasons we chose our builder was that the range had good inclusions for the price. They included: Option to have frosted glass in bathroom/ensuite windows, all floor coverings (including tiled porch & alfresco), flyscreens, locks to all windows (keyed alike) and two deadlocks for external doors, dishwasher, remote garage door, security alarm, water filter in kitchen, option for Colorbond roof, option for stainless steel appliances, house name plaque. 2 TV points and lots of double powerpoints were also included. There was probably more that I've forgotten but I found not a lot of builders offered these at no cost.
