Browse Forums Building A New House 1 May 23, 2012 11:42 pm Hi all, We are planning to build a timber framed home in Perth (they are rather the exception here) but we're very excited! Our site has a slight slope which is why we started looking at timber. We have used the services of a designer to come up with a plan (see below). Our site has some ocean views to the south west. We do like the idea of having everything downstairs, so we have opted for a loft style home, with a sitting room on the first floor to capture full ocean views. There are partial views from the ground floor. Just received the first draft of plans from the designer, and would love any comments/suggestions. Don't think there will be any natural light in the activity kiwi, it's more like a large open space in the hallway. I'm thinking the minor bedrooms could be a bit larger... Also worried about the lack of yard space for the kids ( the left hand side is slopey so can't be used as a yard). Also not sure we need 2 baths. I would actually prefer to get rid of the bath in the 2nd bathroom and make that bathroom a bit roomier (maybe double vanities), or is that not a good idea from a resale point of view? We bathe our toddlers every day and I wouldn't mind using the ensuite. Last point is I would like to add a balcony to the loft, if it fits in our budget. Won't be used,......will just become a large hall...waste of real estate dollars unless you can get light into there. Is there a way? We have one bath, in our ensuite, the other 2 rooms just a shower and loo. So long as one bath is there, might be ok? But if you are going to sell..keep both or main bath like dee says. I can fully understand why you are thinking of getting rid of it. There isnt really anywhere that you can borrow space from. The only thing I can think of besides creating a wetroom is increasing the foot print of the house by 1m or so to create a recess on the wall shared with bedroom 3 for the shower. Then you can have a long vanity on the other wall. Or have an opening in the wall if you not mind the noise. Both of these can help with light. For resale agree with all, have a bath in the bathroom, but don't have a bath in the ensuite, have a spa good for resale too, and other things. Whipped cream , leather whips , whatever your into. put a pump box on the outside of the wall and no internal noise, you have no neighbors on that side to annoy right? And if you do, so what , is their problem. Kidding, they are pretty quiet these days, cost a little more, and only a little more to install.
