We are so far happy with them, although the process has been extremely slow (but so has every other build from people I know building!). We were told we'd be in 13months after signing. It's now almost 15months and we've just got slab down. Bricking was supposed to start last week but was put back a week cause they hadn't finished previous job. We're hoping tomorrow or Wednesday latest. Looking forward to seeing your plan Re: Scott Park or Celebration Homes? 23Jun 15, 2012 1:14 pm Hi Ally, I've just recieved my pre-start folder wooooooooooop, its all bit confussing everything on there seems to be an upgrade ha ha, how much did you roughly spend at the end of pre-start i'm trying to sort out a budget if we can squeese in a pool . We want the front of the houses cladding, not going to bother with the oven and rangehood, going to sort painting, electrics, flooring ourselves any help would be great. Thanks Re: Scott Park or Celebration Homes? 24Jun 15, 2012 1:16 pm HJ, We based our plan on the Monte Carlo although we have changed it quite a bit and now its called an "invididual plan" based on the Monte Carlo, i'm in love with my design wish i could post it but i'm finding it hard Re: Scott Park or Celebration Homes? 25Jun 15, 2012 1:42 pm Hi Lucy, If it's in a PDF, you can post it doing the following: - Open up the PDF so you can see the full plan on the screen. - Press the 'print screen' button on the keyboard. - Open Paint and go Edit-Paste. - Save as a jpeg wherever you'll be able to find it again. - Go to where you've saved it, open it in Microsoft Picture Manager and 'crop' the edges so you cut out all the other stuff that was in the screen shot (e.g. taskbar). - Go to Photobucket or another photo-hosting website (I prefer Photobucket). - Click on Upload pictures up the top once you're signed in. - Once it's done, go to Albums. Underneath the picture you've uploaded, there are links - choose the one with [img ], copy and paste it into the box where you write your replies on H1. Really hope I didn't confuse you congrats on getting the prestart folder, it's an exciting time! It is confusing reading through but remember, all the upgrades come after the 'upgrade' cover sheet in each section so whatever is in front of it is standard. My partner and I spent roughly $12k at prestart - $10k was already approved by the bank and the other $2k we are paying ourselves at the end of the build. We mainly spent it on upgrading various things like toilet, bath, conduits and the kitchen - I wanted the kitchen to look exactly like the display home kitchen so that cost $7k in itself. If you have any questions about what certain things cost to upgrade, just ask - I have a list somewhere of what we got upgraded and I can have a check for you. Yep there isnt an awful lot before that Upgrade Cover sheet is there, i really need to start budgeting the upgrades then, just $7k on the kitchen wow, what did you upgrade? We have already spent an extra $8k just changing the size and layout of our kitchen. Also just a quick question, is there any other unexpected costs apart from the build of the house and pre-start?? I've heard something about site works? not quite sure what that is? i really need to start doing more homework ha. Lucky duck :v: The classic version of our kitchen was very basic, so I wanted the display version. It involves moving the oven from under the bench into a wall stacker (two pot drawers at the bottom, oven and the microwave recess), pitting three long drawers under the stovetop, added a rangehood, got rid of the brick wall between the pantry and the fridge, and made the pantry opening part of the cupboards (same material) instead of an actual door. Plus overhead cupboards. That was a lot of explanation but yeah, it cost us a lot in the end but SO worth it! Siteworks are a big consideration to make when building, as thats the cost of preparing your land (the site) for your house to be placed on it. Digging, pegging, surveying, measuring, etc, and extra costs if your slab has to be upgraded because of poor sand. Our site works came to about $5k on an A-class level, stable sand block with no hard limestone. Part of the deposit you give SPH ($2,000 usually) pays for the above surveying and giving you the provisional costs of siteworks. I'm also building with SPH, although my thread is perhaps not the most interesting or encouraging one to read at the moment...next week will be 1 year since we signed with SPH and still no slab in sight...the delays have been out of their control..but I can guarantee you where they can, everything will be done very efficiently - customer service is second to none over there, they will look after you very well It's finally happening! Yeah, I'm a kitchen wench and I love it! the cost for the rangehood was very inflated compared to how much you pay for it at the shops, BUT I couldn't be bothered going through the hassle of buying it, fitting it, patching the exhaust in the ceiling, doing the splashback, etc. It was the one concession I made during my DIY vs builder research. Remember, siteworks can cost a bundle! I paid $5k, but I've seen estimates from people on H1 with bad sand and problem slabs costing them $60k+. It all gets included in your loan though. The final cost of the house includes the siteworks cost, and that's what you get approval for. Re: Scott Park or Celebration Homes? 37Jun 19, 2012 4:11 pm Ha ha ha kitchen wench!!! We have already got the ranghood in our standard price, so that is no extra and looks ok on the standard range picture. Yep i'm worried i will be like that with most things because it seems more of a hassle doing it yourself, although we are doing all the lighting ourselves and painting possibly carpets. OMG $60k i would die i think! hopefully it wont cost too much. We are doing quite a lot ourselves afterwards to avoid adding it to the mortgage. When you do the math, something that adds $5 to the mortgage can end up costing you $10-$11, and though it's spread over 30 years, it all adds up! We doing flooring (laminate hard floors and carpets), painting, gates, air con, cabling and light fittings, solar panels, floor sealant for the garage, sealant for the pavers, landscaping, WIR fitout, laundry fitout, tiling the laundry, window coverings, paving the rest of the driveway, antenna installation, hanging doors on robes and activity/theatre/WIR frames. Etc. That's a big list and I'm sure that's only half! but our mortgage is nice and low, and we added the things we couldn't change later. WOW you are doing a lot yourself, we've got air con included in the deal so dont have to worry about that one, but things like sealant dint even cross my mind or atenna installation, i'm so glad i'm on here i learn so much hee he. Love the plan! I like what you have done with bathroom layout to get a separate basin! I am a big fan of that! And congrats on the settlement!!! We added about $30k to the base house price, and another $10k at prestart (roughly) - this is our "forever house" and lucky for me my partner is happy to spend the money to get it right! Most of that was changing the Alfresco to a Games and making what was a giant WIR an even bigger pantry heheheh Prestart is so so so so so much fun! i was literally peeing my pants with excitement! We went in with 3 lists of prices we wanted - the must list, the we want but don't need it and a WTH lets see how much it is and then we will decide! HAHAH And a tip for the tile shop... when we went, there was lots included in the Builders Range, but then some gorgeous ones that were not We chose a mosaic glass tile & a backup that was included in the builder range tile. Then when we went to prestart we got prices for Glass tile to splashback & behind rangehood Glass tile to splashback but not behind rangehood Metallic glass splashback not behind rangehood & Standard glass splashback not behind rangehood It turned out the metallic glass splashback was cheaper then the glass tile! By about $800! So... for all this time until prestart, keep a list on anything you might want a price on, then in prestart go right through it. We had over 40 price requests, and the about another 20 things that we wanted to move, change or confirm!
