Browse Forums Building A New House 1 Jun 20, 2012 3:48 pm we are looking to go with for a house and land package from package company MeXXXcon. we have see the quote advertised and were wondering from people who have been there, what is the true cost? after extras and upgrades they used. I realise each house and upgrades are individual to each house but just an idea would be very useful. Re: MeXXXcon homes true cost? 6Jun 20, 2012 8:04 pm For me the first must have is: Electrical upgrades as the standard provision is pathetic (even in the display houses - because they don't actually have to run anything) I have written quite a bit more on my blog about power options here: http://www.anewhouse.com.au/?cat=32 The Harder You Try - the Luckier You Get ! Re: MeXXXcon homes true cost? 7Jun 20, 2012 9:00 pm The display house near us had over $200k worth of extra's, a lot over priced after going through the huge amount of pages listing them all. That was on top of the house price of $250k and didn't include gardens or curtains! For that price in extra's I would be expecting the curtains to open with a push of a button, ducted vacuum etc. but just a pretty house. I have been told they don't include toilet roll holders, towel rails, door stops etc. seems odd as they are part of a house. MeXXXcon homes true cost? 8Jun 22, 2012 1:00 am FWIW, our base price is 363K (inc. 60K provisional site costs) and without any brick or tile upgrades we're struggling to keep it under 500. We will be getting A WHOLE LOTTA house for that though. Fingers crossed that site works come in less, which will help off-set bricks an tiles. (Also building with M'con.) Re: MeXXXcon homes true cost? 9Jun 22, 2012 10:01 am markw Thanks for the replies. in retrospect from people who have built these houses what are the extras that they consider a "must have" and where does most of the extra cost come from is it upgrades or building costs? We are in the process of signing up, going through Studio M etc now. For us we spent the most in building costs, we added a rumpus room, outdoor room and extension on to the sitting room. Studio M + tiles + electrical will come in around 50k, which is still a lot but that includes a lot of upgrades. I have included some pricing on my blog http://thebirdslittlenest.blogspot.com.au/ Re: MeXXXcon homes true cost? 10Jun 22, 2012 10:57 am Delta 21: List price: $147,700. Sale price: $201,042. That includes site costs, slab upgrade, rock blasting/soil removal, driveway (exposed aggregate), the upgrades (Hebel, but other modest color upgrades inside), about $6k of electrical. Re: MeXXXcon homes true cost? 11Jun 22, 2012 12:49 pm I looked at Big M before ultimately deciding to go with another volume builder. The M display homes look wonderful but I found there were a LOT of things that weren't standard inclusions so the base price quoted was nowhere near what you would actually pay. For example vinyl wrap, sliding BIR doors were standard (think circa 1970's hotel room!) - that was in 2010 though so things may have changed since then. TBH most people will upgrade/change a number of items in the house they ultimately decide to have constructed. It comes down to finding a builder that has most things that you like as standard inclusions and doesn't charge to much to change the other things you really want/like. Good luck with making the choice. Re: MeXXXcon homes true cost? 12Jun 22, 2012 2:02 pm You're quoting a $70 difference as justification for not going with a builder? (No, really, upgrading opening to sliding vinyl is $150, to mirrors is $220 - I know this as I put mirrored sliding doors in both bedrooms). MeXXXcon homes true cost? 15Jun 22, 2012 7:29 pm BradS @MissyP, wow it must be one hell of a HUGE house for those dollars. Can't deny that BradS. We were originally getting a price for the 42sq version of the floor plan, but for an extra 16K we could get the 47sq. Where do you get a square of house for 3.2K? We live on an acre, currently in the worst house, best street scenario. Believe me, we'll fit right in! Not sure what the upperclass neighbors will say when they see a Mtrcn sign out the front though... Doesn't matter, they don't talk to us anyway! Hi there!
