Browse Forums Building A New House 1 May 22, 2012 8:31 am G’day all I have been a long time observer on Homeone and to be honest learnt a lot from your experience sharing and valuable information in the posts. Last weekend we visited a potential builder for an initial estimate. Sorry I forgot. I must reveal first that we have our land is in Campbelltown (NSW) Council, and the builder is one of the big ones in NSW. We have been told by a friend, that there is a scope of getting discounts. And now is the right time as the market is little slow (not sure if its true !!!). Need your advice. What is the right time to ask for further discount? Which items can be discounted? What could be the right approach? How much discount is reasonable? etc. etc….. Our current estimate is based on without taking into consideration of slope and class. I think if we will be successful in getting a discount now, then they will later highly price the site costs, which they have told us that it can vary a lot. In my view it will be appropriate after we receive the tender, negotiate price and then asking for a fixed price tender, so that there are no more surprises later. Please help us. We are new to the house building area. The sales person appears to be very sweet and pretends to be on our side. Need your guidance to learn the tricks of the trade, both good and not-so-good. Does the builder you want to use do a free tender? I would suggest getting another builder to do you one so you can use that to compare and possibly push your builder for a discount. 2 Re: Do the home builders offer discounts? 3May 22, 2012 10:55 am Our builder (Beechwood) offers no discounts for the Genesis series, but they do give you flooring included etc, so its great value. Its just already discounted. Their other home lines do have a level of discount available. I suspect its the same with other builders, the more 'premium' the house, the more discount might be available. But everyone I talk to in the industry says builders are still keen for business, so don't hesitate to ask - whats the worst they can say? I have heard that the building industry/market is a bit slow at the mo and so it would be good to ask for a discount - what have you got to lose? The builders have something to lose - they lose potential customers and work so I think you should go for it. Or rather than ask for a discount as such why don't you ask for ugrades to a more upmarket spec/design so essentially you are paying less for something of better quality? I intentionaly left the name of the builder out, so that they are not alerted if they are reading this forum too. I thought the same, the market is slower at the moment. I also agree that just for asking directly for a discount, it is better to ask for free or cheaper (in price) upgrades. Nothing to loose really. If we don't ask, we won't get. Esp. if they are under the impression that they are not the only builders in the mix. The sales guy was in constant contact, one day I got an email saying if you sign before a certain date, they would add blah blah, I politely told him we were unable to make a decision by then as we were waiting on other tenders, another month later another email along the lines of have spoken to my manager and we will now also offer you blah. After 3 months they had added 25k worth of extras, we still didn't sign but they certainly chased after us. I think it depends on the builder and how busy they are, some builders wouldn't budge and we are talking upper end 500k builds Re: Do the home builders offer discounts? 10May 23, 2012 9:17 am We asked/ were offered discounts. We did not always get a price discount, though I recall they did halve the cost of our extended Alfresco area. In addition to this, they also value added, for example, gyprocked garage and alfresco area. You should ask, they can only say no...... Make sure you get everything you want in the tender or prior to contract signing as you have buckleys of getting discounts/ value adds after this point.
