We are well behind schedule though. The previous builder was falling behind because he couldn't get tradesmen on site (because he wasn't paying them...) and it is now 5 weeks since they went into liquidation with no movement on site. Original finish date was for end of November but that seems highly unlikely. Probably not as bad as it could have been when your builder goes into liquidation (I've heard horror stories). What's happened recently? * Frame completed * Brick-work laid around part of facade * Plumbing rough-in completed * Electrical rough-in completed * Windows & doors installed * Linea weatherboard cladding delivered to site * Plasterboard & cornices delivered to site They're preparing to install the weatherboard cladding starting next week. We've had some problems with the electrical Point of Attachment with Energex. They initially required that we install a property pole for our connection. That's an extra $2k+ in addition to the eye-sore of the pole itself. We managed to negotiate an alternative connection point with Energex, so we can avoid the requirement for a pole. They aren't here to help though! Work is progressing at a good rate now, so we're very positive. I know the delay in start can be frustrating but keep hope. These guys are actually really professional. They are taking responsibility for fixing up quoting problems from the old builder. They'll do a good job. Cladding was completed yesterday (linea boards - character requirement). The stage invoice has arrived, and I am a little nervous about paying given our history with the last builder. Last time I paid a stage invoice (roof) I received a call 2 days later to say the builder was in liquidation! I hope history does not repeat. And I will be doing better due diligence on the work done before I cut them a cheque. This whole building business is too stressful for me. May I ask how you went about mounting a camera and what you used etc? BTW, we still haven't started..... miscellaneous, vague excuses for things like our permit approval (7 weeks and counting) taking a long time. Also, the office staff seem fairly under resourced. At this point, I'm oscillating between wanting to cry, and trying super hard to just let go and accept that it'll happen when it happens. It's pretty emotionally tiring, as I'm sure you understand. I can see why you'd never do it again. We were originally scheduled for a February 2012 start, actual site cute was done in May. Various excuses were offered about planning approvals and what-not but frankly this just sounded like poor planning to me. Our build is still staggering along at a sloooow pace but we are moving so I should be thankful. I think that the new builder is struggling to cope with the increase extra work taking over the northside builds - extra staff, builders, working capital, etc. Rendering has been completed and I think the painters have started their prep work on the exterior. At least it is looking like a house from the outside! The plasterboard is on site ready to start the interior and my flooring installer is keen to start. Nothing has happened on my house since my last post back in November and the Adenbrook franchise we were dealing with (builder no.2) had their BSA licence suspended in January. The first builder went into liquidation back in July 2012. How unlucky is it to have two builders fail while on our project. Third time lucky? We're now working with T&T Building & Renovations - they seem to be a well regarded company that do good work. Scheduled completion date is now May 2013. When we first signed a contract to build this house it was supposed to be completed in August 2012, so this represents a delay of 9 months. Overall it will be 18 months from the date we signed to date of expected completion! I'm never building again. The scaffolding is down and materials have been delivered for the timber decks. The new SS seems to be a very capable guy. I have a renewed sense of optimism that we will get it finished this time. There were a few issued to rectify but we got the sign-off and now interior plasterboard has been installed. It feels more like a house now that we can walk into rooms and visualise our funiture in place. I go up to our back deck and dream about sitting out there with a beer watching a sunset... The internal stairs were installed last week (kwila). We've had a few minor hiccups with the T&T taking over the build but they are doing a truly excellent job. Vanities have been installed and I think the painting starts soon. The only small hiccup has been a missed shelf-wall in the downstairs shower. They have offered to put in a shower niche in lieu of the low wall.
