We're hoping to embark on building our first home soon (possibly sooner than we would have liked to lock in the $26500 grants) and I'm having trouble finding a builder to play ball.
My partner is an electrician who works closely with plumbers so would like to do the heating/cooling, electrical and plumbing (well, the plumbing he would do with one of the plumbers from work) and no one seems to want to allow it.
The volume builders so far have said they may, but we still have to pay the full amount for the house then they refund their wholesale rate for the works completed at the end of project, which means we still have to borrow and pay interest on that money for 6ish months, potentially longer. Its also less money we can spend on the house as it increases the amount we have to borrow.
Our broker said to try some of the smaller companies as they would be more flexible. So far they just flat out said no, not allowed!
We have been advised that we won't be able to obtain finance to OB so what should we do? We can't go with the builders my partner works for as they all build multi million dollar one of a kind type houses, and is 6 weeks enough time to get custom plans drafted, quoted and signed contracts? I really want to get this done as if we miss out then we'll likely have to buy existing and I'm not real keen on that as the land we're looking at is walking distance to my sons school, with 4 kids that alone is going to save me a bomb in petrol!
