Browse Forums Building A New House 1 May 15, 2012 8:39 pm Hi All, I have a unique question. We are looking at a block of land in Melbourne south east. It is a sub divided block of land on a corner block, so it has its own street frontage. The garage wall is to be built on the boundary (100mm inside), but the FFL of the garage is at the worst case 1200mm down from the natural surface level (700mm at the lowest point). The adjoining block has a 2m wide garden bed, then the driveway with the house located on the far side. So to excavate for the garage slab and wall (which will double as the retaining wall) will require excavating into the neighbours garden bed, approximately 1500mm. Is this something that can be done? We are aware that a protection notice needs to be provided and approved by the neighbour, and making sure we reinstate everything as it was. But my concern is actually excavating into their garden bed, albeit only about 10m long. Is it just something they need to approve as part of the protection notice? The alternative is to put in bored piers and then excavate our side, however, the bored piers will be considerably more expensive and add far to much to the build cost. Has anyone had any experience with this? Or does anyone have any suggestions? This is so the wall can be built and waterproofed etc. The garden bed would be reinstated to its original condition. The plans and permits have all been approved so the neighbor has seen the plans and is ok with them.
