We will be relying on the contract fix price as bank will finance the amount we want to include every bit ..We dont have much spare cash.Would like to follow very basic upgrade and will try to incororporate everything in the contact. Would really appreciate if you guide me what are the forgotten cost that may come up and not included in the contract. Home and contents insurance Phone & Internet connection (our builder is supplying trenching etc but connection by a provider to a new property is still extra $299) Hiring dingo so we can prepare for concrete paths either side of house, level for retaining wall & install appropiate drainage Concreting Landscaping inc. deck Evap Cooling Some lighting Extra cabinetry to laundry Add another tv point, extra light, extra outdoor GPO, extra Tv point, ceiling fan I hate to think what it will add up to Budget for first lot of utility bills when you move in and be prepared for your first rates bill. We have things like blinds, driveway, clothesline and tv antenna supplied by builder. We spent a tad over $30,000 on top of base price of floorplan for upgrades. We have already had to pay for fencing as neighbours builds began a few months earlier than ours. Thanks Should be included in amount allowed for site works, as site works covers everything included in getting the land ready to build on such as : sand pad, survey, repeg, engineers details, stormwater run and connection, water run and connection, power run, sub soil drainage allowance, sewer run etc etc. Re: New home building Cost 7May 15, 2012 3:06 pm Better look clearly what is listed in contract. Watch out for areas where you see the word "allowance" as these are the areas that can cause blowouts in case certain things goes wrong once construction started. ie: hitting rock during excavation, allowance for connections like sewage, water is allowed for up to certain meter from street.. etc.. the actual connection costs for services like electricity, water.. Re: New home building Cost 8May 15, 2012 3:36 pm Some additional ones I didn't see above, unless I'm blind: - Fencing - Letterbox - Towel rails and toilet roll holders - Lights - Garden hoses (maybe, you might bring these from your old place). - Cutting spare keys - which will really add up if all your windows are keyed differently and you have 5 doors. - Shelving for garage I'm only listing what I'd call *essential*, not decorative things (eg, doormats), and not whitegoods/living things (bed, wall units etc, utensils). Some costs of the above listed items that I've managed to get factored in to my contract: Blinds: $2700 Driveway (agregate): $3500 Fencing: ~$1800 I'm expecting about $10-15k after I move in to buy things just on stuff like fridges, beds, wall units, TVs, dishwasher etc. Building a Delta 21 at Craigieburn - http://homeofzero.blogspot.com.au/ Deposit: 26/02. If you don't place around your property you risk water pooling around your foundations causing structural problems down the track. To define a little : Block size only 500sqm building space and 250 sqm House size , single story, level block. Not everyone is gonna have a ten grand aircon and 11 grand worth of decking, but many build pools , much more fencing and retaining than me, Gazebos , carports etc. There is no interest in the figure and it occured over approx a 4-5 month period. Sometimes I may spend more than you will and other times not. I may have some stuff that was built into my contract , that may not be built into yours ( My electrical for instance by builder was extrensive - 50 lights and over 40 powerpoints , many dont get as much and add after which is normally cheaper ) Like most I also had a few freind prices , but no one knows every tradie out there. Grab a calculator if you like and add up your stuff. Dont add up ALL the crap in my list , is a depressing figure, trust me. There is no furniture or whitegoods in this list..... LED $2,500.00 This price was for lights only, purchased from ABC lighting. There were 12 down lights 240 volt only ( had 12 volt down light in my last place and got sick of replacing them so often) . The rest were just light fittings, not bayonettes , builder put those in. Wiring was all ready there, and no I am not talking about chandelier kind of stuff. Just lights. Tihis was to buy Them, not install, pricing for that is listed separately. I have three LED down lights in some wall niches in the entry. These were free , thru a sparky mate . Yes LED stuff cost a fair bit more apparently.
