They are now giving 20k rebate on the land... anybody know why? I know it is good for me because the land size will fit the house I want to build.. How is the estate? is it safe? how about the missing facilities? I know that this estate is purely residental, no school, shop, etc... Pretty afraid of putting in a deposit and then getting a big shock at tender stage. Hopefully it's normal. Also noticed that the contract states the the area is prone to flooding, is this the case? Hi knightg, Welcome to the neighbourhood Not sure who you are building with but just check your building quote. My site costs were fixed in the price. The ground here is unstable which means it is likely to be rated at H or E when you do soil testing. That means reactive clay soil. So foundations are very important in this area. Do not compromise on the slab. You will pay for it tenfold if you do in years to come. I did visit the site in winter and i did not see flooding but because of the clay, its very muddy. If you have pathways to the house you will be fine. Otherwise, you will be dragging mud throughout the house. After reading all your posts, we have decided to go with an independent building inspector for the final stage(maybe too late, but better late then never). How are you all finding the estate? PD have appointed a new Site Coordinator so he is making things happen. I noticed that Simonds have got stuck into them. So have the Carlisle homes. There are some big houses along that street. Hope your happy with your new home. Thinking about it now, i should have made an effort to meet with the SS sooner Good to hear PD has changed SS for you, I met another neighbour from Solo St and he was/is not impressed with their progress at all, thou it has started to pick up within the last 3 weeks, maybe the change in SS is a good thing all around When do you foresee your completion date? It's a long way behind. I estimate that they are about 6 weeks off track. Will be interesting to see if they catch it up. Once walls are up, they will go hell to leather inside. I have already put them on notice not to compromise on quality just because they are running late. Keeping them honest!
