Re: Anyone building in Kingsford Estate, Point Cook, Melbour 63Nov 29, 2012 11:35 am It has been 2 months since I moved in, just want to summaries some post-experiences I had with Long Island Homes: - site supervisor KNOWs the person who did the final inspection, they are like friends, that made me a bit worried and my experience proved that - On ceiling there are ducted heating and evaporative cooling 'hole' where the warm/cool air come out, there are small 'doors' on the 'hole' that can be opened/closed, at least two of them cannot be closed, this was not checked during inspection - Some windows are not sealed very well, rain water could come in, I guess they could not check this if it does not rain - My heating/cooling stopped working (at the same time), I called Bonaire, they asked me for part No., serial No, installation date, etc, which I did not have, SS only told me how to use them without giving me the manual, and I messaged him, he said he would arrange the service call for me, but I did not receive anything for several weeks. So ask them for manual and warranty card (if any), for any appliance. Re: Anyone building in Kingsford Estate, Point Cook, Melbour 64Dec 03, 2012 9:12 am Hi Hao, It sad to hear all these issue.. Now i am also worried because i am also building with long island Home.. I will suggest you to put these feedback where ever you see Long island Home reference including Product Review website as well. after that you will see they will reply you soon. Also please let me know which Independent House Inspector you hire. I think if you put his name and company name so people will not hire that guy. Now i am thinking to go for all three stage inspection.. good luck and keep updating.. shai Re: Anyone building in Kingsford Estate, Point Cook, Melbour 65Dec 04, 2012 1:19 am The inspection guy is from http://handovers.com/, LIH did not ask me to choose inspection company, they just told me this is the 3rd party inspection company and my inspection date, I guess this explained everything. shai Hi Hao, It sad to hear all these issue.. Re: Anyone building in Kingsford Estate, Point Cook, Melbour 68Jan 17, 2013 2:11 pm Another update: Today a technician came to my house to install network, it is written in contrac that Telstra velocity network is the only option, and builder should be responsible for all the required cable setup, then we found that there is no cable socket on wall!? So longislandhomes just forgot to do it?! Make sure you check this when doing the inspection. Our slab cost was around 25000.00. shai Re: Anyone building in Kingsford Estate, Point Cook, Melbour 74Feb 07, 2013 10:48 pm hao Another update: Today a technician came to my house to install network, it is written in contrac that Telstra velocity network is the only option, and builder should be responsible for all the required cable setup, then we found that there is no cable socket on wall!? Are you buildng a two-storey house or a signle one? Usually, construction commence quickly until lock-up-preplaster (3 weeks~2 month) unless major issues arised from the inspection. likewise, they should have a liason (builder) to give you regular updates. Re: Anyone building in Kingsford Estate, Point Cook, Melbour 76Feb 07, 2013 11:10 pm pinknoise silver_libran pinknoise by the way, did anyone here have an independent inspector?I've been reading a lot of threads in this forum and most people had an independent inspector. Hey, we've had an independent inspector go in just before plaster and would be going in again before handover. There were so many issues highlighted that PD had to fix before moving ahead and before I authorised release of the stage payment. Things like broken roof truss, walls not plumb, brick ties missing, build not as per specs etc. i see.. i'll keep that in mind. thanks silver! Did you had one already. PM me if you do intend to get one. I can recommend mine at half the average price for 3 stage inspections (Framing, Lock-up and handover). I my case they are taking very long time..they staretd building in oct 2012 first week and still they have not finished lokup stagae..not even complete brick work.. Hi I'm building with LIH(Long Island Homes) this is my experience with them. I was quite happy at the start, work was progressing fast till fixing stage (90% of money paid at that stage). By October last week they quoted and paid 90% of money of the construction (started mid July). There after it started to be staled and delayed, it’s been almost 5 months (including x’mas holidays) but long island still taking their time, their customer service representative was adamant and arguing they can take till next April to finish the building. This means I'm paying huge mortgage interest and rent to existing house . It was very unfair long island take 90% money in first 3 months and drags it further for another 5-6 months to finish rest of 10%. It should be a strategy they use to boost their cash flow to the company. Unlike other builders they long island signs 8 months building contract excluding any holidays or adverse weather impacts. So my advice for you is be mindful, don’t just sign 8 months contracts without further investigation or negotiations they are quite good put 8 months on the paper but convince you saying almost all houses will be finished in 6 months. You will get 10-12k cheap quotes initially but will be paying that to the bank hence they delays handover after fixing stage. Be Careful with contract time frame. Get those agreed time frames specifically to handover after lockup, fixing stages Building Standards; Getting It Right! Hi All, We have a fall from road to garage front.
