Browse Forums Building A New House 1 May 13, 2012 3:37 pm Hi all, Had a crack at designing my new home. Appreciate if anyone can extend some feedback. Background to the project is: Just acquired a block in High Wycombe, WA, 530 sq m. Haven't picked a builder yet. Our family don't spend much time outdoor so I'm trying to maximise the indoor space. I've exceeded the 50% max coverage by about 6 sq m, so I'm looking for ways to reduce some built area. I probably should reduce the size of the gym since for me working out is wishful thinking anyway! I purposely placed Bed 1 and 2 facing the backyard to have some privacy and so that I can leave the blinds open all the time. I was too lazy to draw doors, so the block arrows are actually doors... I'm an engineer by training, hence the boring, square design! Appreciate any feedback you can give! Unless there are some circumstances we won't go into here. Also is there a WC in that front bathroom, kind of spaced to be a wet room perhaps. (not a good idea) I would make the gym into bed 2, so they are near the bathrooms and the gym near the master. As you will be popping in there first thing in the morning, may as well be near you!! ha ha just shorten the house a little and you will be able to fit it on the block. it is big anyway, losing 6 sq mets, means taking 50 cms off the end. I'll be going back to the drawing board, taking into account what you guys have suggested and looking at some other sample plans. My little girl is 3 yrs old at the moment but still wants sleep close to us. My thinking was that when she's older I'll swap her room with the study/Bed 3. I might also need an additional room. Many people put the sink near the window, but essentially having the kitchen in the middle of the house mean you always have to have a light on. Unless you get a skylight. So your BH/SH/WC will have to have a large skylight i think. May want to move it between the bedrooms. Seems weird sticking out so much. Have a shower/ vanity in ensuite then through a cavity door to a loo and small basin then a door out to hall/ dining room. Maybe??? Otherwise.. Great!!! Re: My design - feedback please.... 13Jun 15, 2012 8:24 am Hi Dakr, My comments are: 1) What is the block Orientation? Going by your design, it would appear to be at the rear of the property. This is very important. 2) Your garage appears to be built right on the boundary - I doubt that would be allowed. a 900 mm set back is usually required. 3) Do you want the garage protruding forward of the house and dominating the frontage? 4) Powder room doesn't fit in well. I am an engineer too, and started out the way you did. I ended up engaging an architect to do my design, and he came up with something better than I could even imagine. Good luck. Dakr-with your measurements as stated are you including the robes in those-or do you need to delete size to allow for said robes?
