Browse Forums Building A New House 1 May 09, 2012 5:32 pm Hi All, I'm interested to know the rough sqm rate you were charged to make changes to your plans when those changes increased the size of the house. I'm probably more talking about living/bedrooms etc, rather than plan changes that increase bathrooms and kitchens(baths and kitchens would obviously be a lot more). So for example you added 20sqm to house and it costs 12k etc.. Thanks Re: Plan changes that increase house size? 2May 09, 2012 6:24 pm It all depends how you increase it. To go out under the eaves isn't a lot. To do more than that is very expensive since structural beams have to be lengthened or added and roof lines need to be changed. I'm actually talking about structural changes on a single storey house that would add to the width and length of the block beyond the eave level. So if anyone has any experience with those, i'd really like to hear it... Re: Plan changes that increase house size? 4May 10, 2012 6:43 pm Were building a two story split level so obviously a lot more work involved but at one stage we asked to widen by 1m and lengthen by 1m -- cost was $100,000!! I almost died and quickly declined the change... On the other hand, one side of our house is single level and we have just extended it by 3m (in length only) adding about 19m2, which is going to cost us 15k -- that price also includes extension of our polishe concrete floors. Hope that helps! It's all about what you want to change... but don't be afraid to ask the question of the builder and get a price! I'm only really talking about adding an extra metre or so width to a section of the house(adding about 15sqm) so it's really within the same range of house sizes. Thanks everyone for their comments so far... Re: Plan changes that increase house size? 7May 11, 2012 11:23 am its generally around 600$ per sq/m on a new build and $1100 on a reno. obviously you have to take into account exactly where the expansion will be and different spec/finishes would change that amount. Seemed pretty accurate when I expanded my new build. Re: Plan changes that increase house size? 9May 14, 2012 12:23 pm yeah $600-$1000/sqm depending on finish, ceiling height (more bricks!) etc. Just to makea point about this, an approach that some people have found sucessful in negotiating these rises down, Is to provide some workings to the builder, specifying… 4 65383 Fair Trading can issue orders to rectify and complete but once the matter goes to NCAT these orders are automatically vacated.
