Banks have devauled bigtime. Way too many rentals. Something like 45% vacant. Its a investor nightmare. But yes, the main reason is banks not offering as much as people thought. All rendered houses looked very attractive. A friend, who built there, he said it only costed him 5K more for rendering a 32 Sq house. It's part of the building package anyway. I reckon rendered house looks better than plain brick and would have more resale value. Most of the houses these days have rendered front facade anyway. In term of facilities, Wyndham village shopping centre is not far away and childcare centre is just there in the Reserve estate. Most people live in the area are young couple who owned a car or two. Getting to the CITY in peak is a long winded journey with the quickest way being Tarneit to Derrimut and then onto the ring road. Trains dont work. Hoppers Crossing trains are a nightmare. Rentals. Over 50% of the Reserve are rental properties. Its taken 8 years to get to where they are now. Still 3 years until the train goes in. And expansion will slow. Long Term property growth would be poor. We built in Derrimut, my land price alone has gone up 80k since we got it. With the land across the road being sold 4 weeks ago for over $300k. Its also 10km closer to the city, and has great local services. Re: Reserve Estate in Tarneit 9May 11, 2012 11:06 am A combination of reasons. Land everywhere is dropping, but also people are realising two things: 1. That the commute from the West is horrendous. 2. That as more and more people move out there, it's only getting worse over time. Transport to anywhere but the Eastern corridor more or less bordered by Kew/Balwyn and south of might as well be non-existent. I currently live in this 'good' area. Re: Reserve Estate in Tarneit 12May 15, 2013 12:06 pm Hi just want to bump this thread as we're looking to buy in The Reserve. Currently live 5 mins away in Hoppers Crossing so know the area sorta well but just want more insight. I understand there's quite a few rentals but we wouldn't mind living there, and a 4bdr, 2bath, 2garage house (albeit on a small block but facing parkland) for ~$315k is too hard to pass up. Plus no one's ever lived in it before. I understand traffic sucks right now but I'm used to taking the train from Hoppers everyday, so this will only add a couple of minutes to my trip. I guess I'm just banking on proximity to the new station in a couple of years and intend on living there for at least 5-7 years. |
