Hubby and I recently purchased land in Stage 22 which is scheduled for titles in November. We have signed preliminary contract with Metricon and are about to do colour selection at the end of the month. Just curious has/will your land title as scheduled? Who are you building with? Our land was meant to be settled in February 2014 and it is now May and we have heard nothing at all. Every time we ask we are told that it will be within the next month. I would be I was asuming settlement would be a little bit later but no more than 2 months. Is this usual for Somerfield? I have read old posts but that was when land was in very high demand. I would think settlement would not be postponed that much anymore as the demand is not so high as it used to be 3 years ago. Anyone out there that purchased in Somerfield and had land settled recently, can you tell us how long it took to settle? Hope you both settle soon! Re: Somerfield Estate - Keysborough 5May 16, 2014 10:44 pm I just got word that our land is not going to settle until late June/july. Apparently they have not got approval for the subdivision. So we are waiting on the council. So that is now a 5 month delay. Would love to hear how long it has taken other peoples land to settle in the somerfield area. What makes it worse is that we have to pay porter davis $250 a week because we are delaying them from building. So yes very annoyed!!! My partner rang the developers Red 23 last week and was told everything was on track for the land to settle mid July and then it would take another 2 or so weeks for the paperwork to be finalised so we're crossing our fingers that the building will begin sometime in August. We're nearby in Keysborough at the moment anyhow so we drive by a fair bit and a few street names have gone up around us as well as the drainage and some footpath which is looking great - we were actually so distracted by how much has changed recently that we almost drove straight into a big dip in the road the other night - thank god for a decent pile of gravel that scraped the bottom of the car O_O Dragonfly - we're with Metricon as well and have gone with one of their home solution packages. Just heard today that stage 19 & 20 (which is us) will begin building together once land titles and it's all looking good to happen in July! I am kinda hoping if stage 20 is not settling too late, stage 22 will also be more or less around the proposed time (considering that we are just down the street from you) I have no idea what is home solutions, we started negotiations in Jan so there was no that option at the time. Have we missed too much? Which home are you building? We went with single level Lexington (new design and off the plan, yes completely crazy) and then changed several rooms structurally to our liking. We are in stage 33. As I said was meant to be ready in Feb but they are now saying late June/July. I went past today and the fence is finally down so we are actually able to go in and see everything. What's the surrounding land looking like where you are? We just went past again on out way home and all the crossovers are done, the land is all nice and flat and we could walk over it and see the all the markings dividing the lots of land on the big block. It's so exciting to see things changing so quickly - hopefully things get moving for you as well. Have you been speaking to the developers directly or going through Somerfield? Dragonfly picking all your colours would be so exciting! I just had a squizz at the Lexington and I love the floor plan - I like most of the floor plans I've looked at through Metricon, very practical! We also bought off the plan but with the home solutions package they already have 7-8 internal colour schemes and 7-8 external colour schemes so we could only pick a scheme, not everything individually. We signed contracts in March and our land is a tad bigger than what's listed now and now it's also about $30k more than when we jumped on it O_O Re: Somerfield Estate - Keysborough 11May 23, 2014 12:03 am Phoenix, It's looking very ready in our area. The land is all flat, roads, driveways, trees, light posts are all in. There was lots of markings on the roads don't know what that means. We have been speaking to somerfield. Do you suggest speaking to someone else? Well hopefully it is ready soon so we can just start building. I'm getting very impatient. Not sure if they'll be helpful to you but it may be worth a phone call to see what they say..? I don't blame you - I'd be frustrated too. We've already sold our previous home and are bunking in with the in laws so I'm crossing my fingers and eyeballs that things move quickly. They couldn't really tell me much apart from the fact that the computer was telling her the land was going to settle in June 2014. But we did get a letter today from somerfield saying that stage 33 has received the statement to say that the subdivision process has concluded and that it will now go to the titles office. We've been told it's a minimum of 2 weeks to get the the paperwork and things finalised from the titles office but definitely within 3-4 weeks everything should be good to go so fingers crossed we can begin building early in July! We rang our builder to let them know and she said we can start building July which is great. So I guess your stage and mine will be building at the same time. Who are you building with? ? It's all about to start happening soon - so exciting! Just wanna see how everyone else' doing. We too wanna move in before xmas. Our land took 6 months to settle from the date of purchase/signing contract! and we are now waiting for the build permit. Hopefully our build will start in about 1-2 weeks too. Do you guys know how long they will take to build yours? for us we don't know till they send us the commencement later. I've been reading other posts here and it looks like they take about 3-6 months for a 1 story house for Burbank (our builder). Don't mind at all - it's great to be in contact with other people building around the same time. Our contract gives them 8 months from commencement to complete the build after that they would reimburse us $250 per week until the build is complete. It's only a 23sq home though so I doubt it would take that long. I would hope that if the build begins in July that we would be in before Xmas.
