Cover all your basis then you can choose what's best for you. Usually the compromise actually works out for the best ( better block, better plan etc)

Hi bubblynutter, I'm signing up for the ride too ... I actually met most of the "cyber sisters and Johnny D" in Sydney a year ago and have been following their threads for some time so it's like family ... You have chosen very well for your first home .. it has just about everything ... except it's a teeny weeny bit too long!! You could perhaps lose one bedroom and turn the other two and the bathroom around but as you say the builder doesn't like to do that - good luck with the other block(s)!!

Slight modifications to the above design, majority in the ensuite. Separate toilet, double vanity & larger shower. All which mean a different facade and slightly smaller study. Doors to theatre, door to study & WIL, and modifying the kitchen to include a WIP.
We're looking for a min 14x32m block. The house is at least 24.3m long, so need the maximum building area possible!
I just stumbled upon this thread and notice you are looking at Woodlands Edge, we have paid a deposit on a block of land in Woodlands Edge at the start of the year and waiting for titles to come through this month or next. We are potentially having issues with getting the FHOG as well but that is due to our build contract being super delayed (but thats just our issue). Have you gone out to have a look there yet and what did you think? We have started a Woodlands Edge thread also if you have any questions. We found Rhonda at the land sales office to be super helpful, we had some issues with securing the land due to DH not being in his new job for that long we couldnt obtain finance approval for a certain amount of time and Rhonda was super accomodating.. Oh, and I dont think you will have any problem getting a 14x32 block out there

Thanks jpc! We went out there today, and it looks like titles have been delayed to mid-late June.
We liked one block, but builder won't build on it due to retaining walls. The only other option for us there is a corner block, 16m frontage. Waiting on confirmation if they can build on that one.
Also checked out Springridge, and fell a bit in love with a 14x35 already titled block! Hopefully that one comes good, as there is fall of almost 1m across the block. Playing the waiting game now, and still waiting on the final go ahead from the broker.
Getting a bit stressed about the timings of all this!!

Just a note to say that these guys have been paying off a heap of money each month to be debt free-which is why they don't have the savings...

I am here now too (waves...you have to imagine in because I am too lazy to find an animation for it). Do you feel like Dee's friends are stalking you? We really are very nice...nobody has 2 heads (anymore). Hope bubs is doing well. Get used to feeling like a cow, lasts a while...depending on how many sprogs you have. Dee has pics of my boy in her thread... Will put some smushed cheek shots up when I get a second to scratch my bum! Currently typing one handed and rocking the stroller with the other trying to get the monster to sleep. Gave up on trying to get the vomit off my top. Ahhh... motherhood.
On the house front, the builder contacted us this afternoon to tell us that the block in Woodlands Edge they were costing just got sold out from under our feet. Builder is mighty p!ssed at the sales office! Good news is the block I have my eye on at Springridge (14x35) is doable - the bad news? $17k in site costs. And retaining walls.
We have put the block on hold while we work out the finances and see if we can squeeze an extra $12k out of our budget. And the lender.
This weekend will be make or break from the sounds of it! Supposed to sign plans & inclusions with the builder and finalise the deposit at Springridge, while removing the deposit at Wallara Waters. Stay tuned...

Got this info from the builder today; apparently why site costs are $17k:
The house is what we call a balanced cut and fill. That means the front will be cut in lower, the middle of the house will be at natural level and the rear of the house will be raised. The platform at the front will be cut in approx 300-400mm – but bear in mind the slab is 385mm high, so the floor level will be approx level with the footpath anyway. The rear is 300-500mm raised.
All in all, not a very dramatic cut and fill. That’s the plan anyway, we’ll see how it goes once a survey is done and drafting draw it up properly. If the client then wants to pay extra to raise the or lower the whole house to create a look they are after we can look into that down the track.
Saturday we are putting a deposit on the block. Broker said the only way we can borrow enough money is to reduce all credit card limits to $1k total - so that is now under way. Waiting (very impatiently) for pre-approval to come through... 7 weeks and counting.
Wonder what the next drama will be?

That broker must be one of the most incompetent tw@ts in the industry! 7 weeks and he still can't get it right!
At least you know where the house will be built now-and you won't have to compromise either!
Does Spotlight have online shopping? I assume that link you sent me was to decorate MY guestroom!

And yes, broker is grating my nerves. Don't p!ss off a woman with a 3 week old - they tend to be sleep deprived and grumpy.
