Browse Forums Building A New House 1 May 07, 2012 8:09 pm guys we are due to sign our contracts tomorrow. all looks good, but I have a couple of quick questions to those who have done this before. our contracts were mailed out to us on friday. they consist of 1.the henley prepared HIA building contract 2. the building contract including the tender doc, colour selection and final drawings. 3. the next generation building specs, construction specs. a couple of questions 1. there are points within the standard HIA contract that contradict the tender document in the henley building contract? which one over writes the other? (example fixed price site costs, clearly stating in the tender all rock , extra footing blah blah all included in the 15K extra we paid, but the hia states owner is responsible for that etc if required) please advise? 2. we have alternating laminate to the kitchen cupboards, specific to the rows banks of doors etc, and also tile laying orientation in the bathrooms etc, feature tiling etc, which is very clear in the original colour document and the elevation drawings done during colours. now, the colour doc attached to the contracts state that in writing like "feature tiling to bathroom 1 shower, refer to drawings." BUT, there are no drawings showing that attached to the contract sent to us??? is this normal? 3. we did our electricals with argus (excluding lights, which is on the lighting plan with henley), so we did about 6K worth of electrical upgrades with argus, which is clearly shown in the tender, as an item and the price is correct and added to the tender. But the drawings of the locations and what is includes and where the data points, speaker wires, wall mounted tv wiring etc are NOT in the document. it only says provide electrical upgrades as per argus quote dated 18/4/2012. Now I have my own copy of that quote and drawings, but why wouldnt they insert them into the contract, although they have inserted the cost and item, but not the drawings/plans, showing the locations etc? is this all kinda normal? Worst case you can use cooling off if you dont get a satisfactory and timely response. Don't assume anything and with all due respect to people who will comment on it, make them fix it. Its one or the other and at the end of the day they will win if something goes wrong. If they dont, call them. Tell them in the email u wont sign until everything is in place. We always sent emails proof in writing and believe me we were still producing them months after we moved in.
