Browse Forums Building A New House 1 May 07, 2012 12:34 pm Hi all, We were out visiting display homes (again) on the weekend (oh my there are millions of display villages down towards Camden!), one of the projet home salesdudes said that it would be easier for us if we had a 149A certificate. He said it was for 'proving' our land could be built-upon according to Centre for Disease Control rules, and would only be {insert approx $50 here}. Looking at our local council's site to see what that is, it appears to be a Building Certificate, and it's more like $500 than $50. Which had me here, quizzing The People Who Know. (*) Is there such a thing as a ~$50-ish certificate which basically just shows what your land is subject to &/or under which rules you need to build? (*) Are there pieces of paper that are worth pursuing before attempting to get serious with a builder? There is another 149(2 & 5) certiifcate which costs $133. We did this for our pool builder to see if we could lodge pool plans via council DA ("development application") or a CDC ("certifying developmen certificate" which an Accredited Certifier can issue approval instead of a council via a DA). The form states the zoning of land and relevant planning controls etc. Your 149 certificate may also state if you can have your home approved by a CDC or if only via A DA lodged to council. I can't remember if ours did for the house but I think it did say the home had to be approved via DA. Anyway, our home plans had to be lodged via DA for council approval (which should take between 6-8 weeks but our is taking longer due to amended plans have to be relodged). However our pool plans could be approved by CDC which is what we did(which only took 3 weeks as apposed to longer via council DA). To obtain this certificate, I downloaded the form from the council website and emailed it in. The council rang the same day to process the $53 cost via credit card. The report came via email the next day. Do a search of your council website for a 149 certificate and it should detail their requirements and what the certificate will include. Ryde has a couple of forms relating to Section 149, it would seem, but they related to applications for development. I was just after a 'zoning certificate', armed with the info you've given I've just ordered one online & judging from the price-list it should arrive in my inbox within 3 working days. I had a similar issue with my fridge not too long ago.
