We are building in a bushfire zone with a 12.5 bal . We have a provisional allowance in our tender but are worried that the cost could change as they would only advise the exact cost after our DA is in council which means we sign the contract unaware. We need to get this cost as close as possible so we can let our bank know. I've heard after your bank approves the tender any variation change is funded by us? As far as i am aware we need Gutter guards Metal screens on all windows and doors Weep hole mesh covers /spark arresters Whirly bird arrestors Sarking needs to be bushfire compliant- which is included in the promp package Garage door seals Has anyone built who has this 12.5bal bushfire rating? And how much did it cost you? And did the house company do this or you got some done after handover. The screens and gutter guards will be our main cost that im worried about. We've been told that a bi-fold may no longer be an option as the builder cannot screen a bi-fold. Well even if they could, we are wanting to avoid a screen door altogether... I'd like to know how a smaller entry would make a difference to a BAL requirement... Re: Bushfire 12.5bal cost 16May 06, 2012 8:26 pm From what I understand of the Requirments if you have glass sliding doors they have to be A grade safety glass or made from solid core bushfire resistant timber. I've seen people have merbau bi fold doors without screens. The merbau would cost alot more though. Our developer requires us to have timber fencing only which is stupid seeing we hve this bushfire requirement as that would burn before the house. Re: Bushfire 12.5bal cost 17May 10, 2012 5:12 pm Hi all, We are building on a BAL 12.5 lot - and we had to have screens to all opening doors and windows, which means we couldnt have bi-fold doors (only stacker doors) and we also couldnt have the BIG front door we wanted as well, as we have to have a screen door in front of it I'm not too sure how much extra everything is, but your builder should be aware of the requirements for a 12.5 lot, and be able to incorporate everything in to your contract before you go to council (anything extra quoted is a bonus right?) Don't bother paying for an assessment, it's fairly easy to do yourselves. You'll just need to buy one of those rolley clicky meter things which we got for 25 bux from bunnings.
