My balcony is 4.5m x 3m but I'm not sure how much that cost individually as they combined the cost for enlarging the upstairs studio, flipping the plan to have the studio at the rear of the house and tiling the balcony aswell. If you are going with 101 (like Chris and myself), our balcony is 2.2 by 3.2 and cost an additional ~$12k in the PCQ in August 2012. If you aren't going with 101, the costings from us might not be so relevant. I'm guessing it will be dependent upon where in your build you are trying to add the balcony and what additional work needs to be done. If you have not signed any paperwork yet then this is the sort of thing you should get costed in advance so you can decide yourself. I am returning home in a week and will be attending prestart. Im being told 80k is a realistic figure. Last time I messaged chris, he said he wasn't logging on here quite so frequently any more - so you might not get a reply before next week. To answer your question, it depends on how many changes you want to make and what you have already had included in your PCQ. $80k seems more than enough if you are only talking about internal upgrades with 101 - however, if you are adding rooms and/or changing the layout then things can go up a lot. It also depends what you expect the builder to deliver - if you want the pre-start to cover everything for you so you have a "finished" house at the end. We did a lot prior to signing the PCQ which was a reasonably significant cost plus an extra 50sqm living space - our plans vs original Frappe. Plus we already had some upgrades included like stone benches and decent air-con. Then pre-start was about ~10% of the build cost to upgrade tapware, cupboards, doors, lights, etc - so nowhere even close to $80k for us. But then we are doing driveways, floorings, painting, splashbacks and a few other things ourselves so that adds onto it. All up, we will have spent ~25% more than our initial building contract in order to finish our house. But some of that is because my wife manages to get what she wants most of the time Does that help? Without plans/design and desired upgrades it will be a bit hard to confirm but I think it is a decent rule-of-thumb. Floorings and painting were outside of pre-start for me (and about $35k total for us just on those for tiling+carpets+painting). If you have already signed your PCQ, I am not sure how much leverage you will have at pre-start. I didn't try to negotiate on prices or seek massive freebies - they are a business that need to make their money somewhere, so when I requested upgrades, I either accepted the price or decided to do it myself afterwards. We got discounts on doing multiples of downlights (I think sets of 6) so made sure we chose a number to fit with that. We also chose upgrades within the builders range that would have minimised mark-up as well. I think the best value in negotiating will be avoiding variation charges, and finding an agreement to use your own trades at different times as this can reduce your costs. My view on all this is what I'm more concerned about the quality of the build rather than just trying to minimise my costs - if I want things, I am willing to pay for it (or at least evaluate a few options to find the most efficient way to get it - not always via the builder). Probably still a bit vague for you - but it really depends on your situation and preferences.
