Browse Forums Building A New House 1 Apr 30, 2012 9:47 am Hi All We are at the 'building permit' stage of our renovations/extensions but as I'm a first home owner, I'm really confused as to what to do & when. We have a layout of the house but no internals drawn. Do we get builders to quote without internals and who draws up the internals for us? Or are we supposed to get everything drawn up for us and specified before builders quote. Is it a draftsman or a designer that draws up internals? Also, when do we submit for the building permit - I'm thinking after the building quotes because we may need to redraw things based on affordability? Help please! Re: Confused about when to get builder to quote 2Apr 30, 2012 10:22 am A competent draftsman will be able to give you a good idea of what your place will cost based on what you tell him/her. A rough plan or sketch showing the rooms and general layout will suffice for this. After this you get them to draw up the proper plans for the DA including site plan, floorplan, elevations etc. This should cost you probably $2,000 - $3,000 depending on where you are and whether it is single or double storey and how complicated the job is. Engineering drawings and surveys are extra. The draftsman should be the one who lodges all documents and plans to the council just to make the process easier for you. A lot of builders will only quote on a job once they have proper plans to work from including the structural drawings but they may be able to give you a ballpark figure from your basic sketches subject to the final drawings.
