Browse Forums Building A New House 1 Apr 28, 2012 9:48 pm Hi all Just wondering if you wouldn't mind sharing how long it took you from when you first gave your chosen house design to your builder, to having fully costed and final plans and signing the contract? We are coming up on 3.5 months now and it looks like we still won't get to contract for another 2-4 weeks. We are ready, willing and able to sign and want to get started ASAP and the amount of time the process is taking is very frustrating Is this normal? Re: How long did it take you to get to contract? 4Apr 29, 2012 1:22 pm We got the full contract ready in about 7 weeks, it was awaiting council after that which was a nightmare. 3.5 months is a bit long, do you know what the big hold up is? Room for concern as if they take this long to get the paperwork, imagine how long they'll take to build it How long did it take you to get to contract? 5Apr 29, 2012 1:29 pm We signed in feb, and slab was done end nov, paperwork took forever but council was really quick. We had a lot of toing and froing with the quote, although contracts should have been supplied before christmas but they got a bit busy just before their break. Most the time delay is getting the tender (and inclusions) correct. The contract (which is usually standard) should be quick. Good luck. Factors, such as public holidays and departments not communication, do not help. (We are awaiting a final confirmation for our build to start... it looks like a 12-month process from choice of builder to the handover) Land found: Mid-2008 Land purchased: July 2011 Builder: Dennis Family Homes Design: Brookdale 24 Process started: December 2011 Slab completed: May 2012 Re: How long did it take you to get to contract? 9May 03, 2012 2:53 pm We paid the inital deposit to our builder in February, assured it would be 8-10 weeks to contract. 8-10 weeks has been and gone and we have been told they estimate the contracts will now be ready by end of May. So for us (if they keep to their word of end of May) it will be over 3 months.. But so far I've had little feedback and have no idea what I'll be signing, so I won't be signing until I've had plenty ample time to read things over very carefully. It sounds like its not totally unusual (but still unacceptable I think) for us to be held up this long. I wish I was using Silvergum's builder Who are you building with? They have been fantastic and not expensive compared to some of the volume builders. Recommend people talk to them. We only paid $700 to upgrade our bricks, where as other builders wanted $8,000.
