The knockdown rebuild won't slap an extra $50K on. They'll probably put about $10K on. We had a $10K council loading + lots of other stuff, but their site costs were reasonable. There was lots of stuff that wasn't reasonable, but their site costs are so you shouldn't worry about that. We've had our tender, but I can't get anyone to return my calls. I haven't had a good experience with their customer service. The person that gave us the tender said to pay the $5K or go elsewhere (albeit in a nice way) and doesn't even want to answer questions.
