Browse Forums Building A New House 1 Apr 25, 2012 11:55 pm Hey I am thinking that a light coloured roof, perhaps even Colorbond Surfmist is the best choice to make for thermal performance (in North western Sydney). But everyone seems to have dark tiles or dark colorbond. You can see from a quick scan of google maps that there is a massive majority of people building with darker colours - are we setting ourselves up for bad resale value with a light roof? I'd say there's a decent proportion of people with light coloured roofs in my area. Maybe it's a trend? I chose Surfmist for the same reason you are considering it. My bricks are light coloured too. I wanted as many reflective surfaces as possible, without being totally white. I'd just rather not have to install and overuse air conditioners, if I can help it. Living in Perth makes this a bit hard, but anything helps! Re: Whats the problem with a light coloured roof - eg surfmi 4Apr 26, 2012 7:39 am Where I live in Toowoomba there is a real trend now towards lighter coloured roofs and we are finding that most new homes here are popping up with surfmist and dune, where as it used to be more the darker grey colours. Keep in mind that in Toowoomba nearly everyone has a colourbond roof, tiles are not that popular here and for me I prefer darker colours in tiles. I have read in other threads of certain areas having covenants that don't allow surfmist. We are currently renting a new house that has surfmist and our new house will have colourbond surfmist too to go with a greyish coloured linea board, but I loved my old houses dark colourbond grey roof as it matched perfectly with my dark red and grey brick. I am very nervous this decision is going to make our house stick out. It is the future direction of roofing though as people become more conscious of energy costs and their environmental impact (and state governments increase legislation for more energy efficient homes). If you choose complimentary colours then it should appeal to most people when reselling. There a two houses in our area which have recently been built with this colour. Yeah the newest house in our little area in Kellyville has surfmist and I think it looks good with their choice of colours. The lady we talked to at the PGH brick centre was anti-surfmist and suggested colours that are pretty much like everyone else. She didn't have a reason for not going with surfmist, which if she was a 'designer' as opposed to 'sales' I would have expected some sort of justification. Our first build had a black roof because it was suggested as the latest trend and we knew no better. This place is jasper and I have no doubt if we build again we will go lighter. We live in a small estate and I wouldn't worry about your roof sticking out because in our immediate area the roof colours are black, dark/light grey, dark/light red, blue, dark/light green and white. There is an estate near us called Haywards Bay and I would say 95% are black or grey and they are built on dead flat ground and when you drive past and look across it is an extremely gloomy site (check it on nearmap). So Dave I suggest you choose the light coloured roof you desire, I think lighter colours will become the choice as electricity prices continue to increase and I think a lot of people are more concerned with the internals when purchasing a house. They also have a list of homes with roofs in your area that you can go and see. We drove Melb to Shepparton to check ours out. We have a Bushland roof and Jasper gutters - love it. Those estates with black roofs all over are gloomy, as grumblebum said. I thought it looked really good. Also, either a surfmist or shale grey roof with surfmist walls seens to be quite popular with those that like white houses. The further north you go, the more popular the lighter coloured roofs seem to be. We're in SE Qld & spray painting tiles in surfmist is quite the thing. Like a lot of people have already written it has significant thermal advantages over the darker colorbond colours. Whilst our neigbours (with darker roofs) had their aircon running when the temps got over 30c, we could easily survive with just ceiling fans. Only downside is that they do show grime quite noticeably. During a rather dry winter in 2009 our roof developed a grayish tinge - but as soon as we got some wet weather it all washed off. Not sure if he has selection bias, as he has a black tiled roof. But anyway he reckoned colorbond can get dirty and show the dirt in light colours, that it won't last as long as tiles, and its harder to fix down the track (as you might need to replace a whole sheet, not just a few tiles). Anyone care to comment on the maintenance and longevity? We are actually not intended on having this house as the last house we build, so it might not matter to us now, but for resale, people might think about these things. Colorbond all the way, less likely to leak, lighter, doesn't crack or need repainting, Cools down very quick at night and doesnt retain heat. Doesnt let dust and rain into the roof. The difference over the summer in indoor temp between our home and our neighbours dark roofed houses was marked-they all commented on it! We don't see that it gets dirty-next door's dark roof shows every bird poop on it-whereas ours loks clean..and every time we have a decent rain it is sparkly! Colorbond has a good warranty if it is installed as per manufacturer's instructions.
