The estate in which our house will be built has a stipulation that a house on land greater than 300sqm MUST be set back 5m. Any change must be requested by the design review committee.
There is a house already with its frame up next to our block and it is set back 5.6 metres. We postulate these owners have been given permission to set their house back a further 600mm, which is fine for them. However, it stuffs up our plans, as it means losing 600mm (sounds little, I know) from our future back yard. Why? Well, because we now cannot have our house further forward than this other house as the design guidelines state as such! Because this other home will be set back by 5.6m, we also have to do so - or gain permission to go back to the original 5m!
Has anyone else had such a design guideline in their estate? We shall appraoch the design review committee this coming week, even though the amount of red tape this will cause will, according to our builder, cause building delays if the council has to be involved. Even if the council isn't involved, there will obviously still be some delay while we wait for a decision as to whether we can go back to the original 5m setback.
