Browse Forums Building A New House 1 Apr 25, 2012 12:36 pm Hey Guys, You know how you have your freak out days? Well we're having ours today! It has to do with our lot, we haven't started building yet but we're just going over the plans and the slope of our lot has us worried!!! When we first had our meeting with our builder, we told them that we absolutely don't want any lot with more than a meter slope. we decided on a lot and then a few weeks later, we were told the surveying was wrong and it is indeed more than a meter in slope. One of the things we had to do was sink our garage by two steps. now over looking our plans, we see that the backyard is also sloped (even though when we visited the site, it was completely leveled). I've scanned the plans for you to see and was just wondering, are we freaking out when we shouldn't be? we are worried about proper drainage and when this was brought up, the builder assured us by email that proper drainage is in place so that the 25 year structural guarantee can be in place. That doesn't mean there won't be a bit of flooding that won't affect the house structurally. If you look at the plan, the water tank actually blocks the rest of that side of the house from the back garage door. I want to move that water tank further back into the yard so that we can actually use the back garage door. i guess my questions are: is the slope in the backyard bad? or is it workable? will we have headaches over drainage for the house since the backyard is sloped towards the house? The block does slope toward the road which is a lot better for drainage than the road above the block. It also means that people walking past can't see into the house. Re: Sloped lot, are we freaking out a bit? 4Apr 25, 2012 1:33 pm There isnt a lot of fall to the back yard only around 200mm, but that will be about 800mm above your pad. You will need to retain this anyway, so maybe you could look at cutting to within a metre of the boundary, you can can put a garden up there and you will be left with a flat useable area below. Just make sure you have plenty of drainage, a couple of yard gulleys should do the job. I don't see any where else you could put the tank, with a slim line tank where its shown you may have a narrow access to the back.
