We've just had our unconditional loan approved, so we're waiting for settlement etc. Very exciting indeed! To give you an idea of timeline up to now, our first meeting with Boutique was 13th of Feb and our unconditional approval came back last week (Early April). We've started a blog as well. Have you been happy with Boutique so far? We have been ok. We picked out a lot that were told to have no less than 1 meter slope but after signing contracts, they told us that it was surveyed wrong and it is more now. other than that, the broker department, colour selections has been very efficient etc. bet you guys can't wait to go for your colour selections!! i recommend focusing on lighting and power plugs, that's what we were most stumped with! We signed up in October 2011 and are now waiting for our land to settle (hopefully Sept/Oct 2012). Sucks waiting... Boutique have been quite good so far. They were quite accommodating with alterations and floor plan changes. Building the Oasis 27 in Mernda Re: Building with Boutique Homes 6May 16, 2012 9:30 pm hi Fuzzy sizzles, yay! how exciting! we're on the verge of having our paperworks come to an end. we're settling on the 25th of May and told by boutique that site cuts would start before june! so very excited indeed. everyone at boutique has been very fast and efficient, esp with our queries and questions. our pre sales person was really good, she answered emails quickly and had everything back to us asap. the oasis 26 looks fab and functional! jealous of your huge WIL!!! Re: Building with Boutique Homes 7May 26, 2012 9:07 am Hi Tiff How did your bank valuations go? Im concerned that in the current climate we might have valuation issues. I dont believe that we have gone too over the top with upgrades (but there are a few) Ive heard some horror stories about the western suburbs (especially in Williams Landing) where valuations have come in up to $80k below the build price. Hopefully Mernda is established enough that there will be comparable sales data... Another 5 months to go... Building the Oasis 27 in Mernda Re: Building with Boutique Homes 8May 26, 2012 10:30 am Hi Fuzzy, We were scared about our valuations as well and I hate the idea for a still developing community for be valued on the selling price when it's not yet a market in full swing! (but i get it, it's the bank!) Our valuation came back like around 15k under but we did not have to pay the difference. Our mortgage broker made a deal with the bank and said that if we paid a one time mortgage insurance of 7k, we would not have to pay the rest. That was nice but I don't really understand the entire process. Are you using Resolve finance as well? If so, James dealt with my papers and such. What upgrades did you do? I didn't think we would fear well because our lot has a bit of a slope to it and we upgraded just tiny things in the bathroom etc. Our kitchen upgrades were minimal. It sucks though because only a few months ago, stockland was offering 30k discount on lots which means, that is a lot of range on the price of the land for valuation!! Hope things go well, we settled just yesterday!! Re: Building with Boutique Homes 9May 26, 2012 11:59 am congrats on settlement! We are going through Westpac. The Oasis 26 came with a lower base price but we spec'd it up. We extended the floor plan to make the study a bedroom making it 4 bedrooms (which i hope helps with valuation), ceasarstone benchtops (with waterfalls), glass splashback, tiles instead of that lino stuff in all wet areas, modern facade, evaporative cooling, updated to the higher ceilings, 900mm appliances and exposed aggregate driveway. We also got downlights in the living areas. I hope the fact that we entered into these contracts in October 2011 and there have been prices increases since then works in our favour... Your updates doesn't sound insane at all! infact 4 bedrooms are better for resale anyways. we actually have the same as you but it got included into the base price of the house as a promotion. (but we all know we pay for it anyways!) we have downlights in living and theater and one hallway. that's it, or else it'll add up quickly!! when do you find out about the outcome? gooood luck, i feel your anxiety, was totally there. I think the important thing with any build is to be involved with the builder and supervisor for the start. it has been a great help with me to pick up things along the way rather than at the end. We were told an estimate of 4-6 weeks, that seems soon! Re: Building with Boutique Homes 18Sep 10, 2012 1:31 pm Hi ghunnar, The new home is great, asides from some issues with by bricks and small paint issues. All of the appliances are installed after hand over. I organised my hand over for this Friday (pending all the items i listed at the inspection being fixed.) if all goes well the appliances will be installed the following Monday, so no hot water until the following Monday. Hi PADAMS2012, From my experience 4 - 6 weeks is pretty much right depending on trades availability and if you are doing driveway and landscaping. Are you getting any of that stuff done.
