I was wondering in their building adventures if anyone is aware of any builders who do 2 storey houses that fit on a 10 metre wide block for around 220k or less base price. Please PM me if you feel it is price sensitive to mention. I have a budget of 300k for a knockdown rebuild, and with demolition, site costs, basix, landscaping, internals plus a few updgades I believe I can get over the line for 300k-just. Here's a Clarendon design that fits the bill - http://www.clarendon.com.au/homes/detail/3571 - only a single car garage though. Eden Brae has quite a few designs for narrow blocks as well in their lifestyle series. Not sure of the prices there though - although I'm guessing that a 24-27sq home might come in around your budget if it's not in the builder's top range. Some people apparently have nothing better to do than comment on other people's sigs. Our base price was $180000, with minimal extras it cost $270000. This did not include flooring, landscaping demolition, fencing etc. Demolition cost $15000 ( after a quote of $8000, they found problems that cost more). Landscaping, fencing and flooring brought the cost up to about $350000. The base price doesn't include all the provisions needed to build on a narrow lot like double handling, extra cement pumps, we even had to pay an extra $10000 zone allowance for being so far away from western sydney. Variations due to council regulations cost $35000 and the list goes on. Be careful of using the cheapest builder as they may end up costing you more down the track.
