Browse Forums Building A New House 1 Apr 23, 2012 11:57 am Hi All, We have moved into new house delivered by builder for few weeks now. Having issues & defect, The main one is Switch to ensuit (ENS). Builder has changed the position of switch point with out our notice & authorisation & has put it outside the ENS that also on other wall, needless to say where it’s not only inconvenient but also difficult to reach. Now they are refusing to put back where they showed & signed off on floor plan. Stating that - he switch cannot be moved as on one end there is cavity slider and on the other there is a shower. Checked with electrician, he said that there is no reason why it can’t be done as per signed off plan ie putting on the wall of cavity slider wall. Builder is adamantly refusing to fix it Wondering what my options are & where to take this one up? Any help/suggestion will be appreciated. No matter what you signed off on the plan. What the builder should've done is consult with you before touching anything. It's just good manners.. I had a similar case but i had 30cm of space between the wall and csd and just made it in. If it was me i'd just get my own electrician to fix it up and complain to to the senior ranks of your builder. Don't let them treat you like they did you a favour to build your house. They are the service provider. Ask the electrician why then didn't he do that in the first place? Or was this another electrician just telling you what you wanted to hear. A switch can't be put in the wall where the CSD is. Builder had not informed us while making the changes. Wondering its legal to do as it could be been relocated to better place. (a) Complain to them every day till they get so sick of you they just come round and do something just to shut you up. (b) Or pay someone to install one of them fancy devices in the link you added. At the end of the day you got what you paid for, if the switch couldn't be fitted at the location on the plan because of a safety issue or practicality then so be it. Yes they could have consulted you before they moved it, but, welcome to the world of Project Builders. All the backyard lawyers will tell you this and that about changing from the approved plan and blah blah blah. if you feel the need to persue this avenue I sugest you refer back to option (b). Now builder is threatening to impose the expenses as variation accured in installing the piers to the front section of house as per the attached engineering. Which they have not charged earlier. Though builder has not attached any thing contrary to what stated in email. These are 2 front piers came as part of façade shown in sighned off floor plan , I am wondering if any variation occurred why did not they point out then & there and took my approval to go ahead more so all the settlements has happened & we have moved in house. Wondering can they penalise for anything after settlement? Is it intimidating tactics? So that they can get us off there back. More so they have not provided few items costing couple of grands as well. Its the flashing and is normal. Some builders cover them up others just leave them handing.
