Browse Forums Building A New House 1 Nov 27, 2011 11:54 am I've been haunting these forums for over a year, trying to educate myself before taking the plunge with our first build. We're in Central Qld and have signed with a small local builder whose been around for ages. Our land settled back in August and we signed contracts on the 11/11/11. We have a large corner block (1011m2) which does have a 5m easement on the right side but still has heaps of space for the size house we plan to build. We've had our soil test and it's come back S and the council has told us we should apply for a relaxed front setback of 4.5m. Now we're just waiting for the architect to finish the final few errors on our custom plans so they can go to council and for the bank to give us final approval. Here's our plans... I am pretty much at the same stage as you - architect redrawing the plans, but I haven't even thought about the outside colours yet! Hope the council is quick and the bank kind. Hi Pattycake4, the bricks are pale cream with a white flicky mark. How's that for technical??? Can't wait til I have something on the block to actually look at. We're renting in a half built new estate while we wait to build and our block is only one house block away from us, and our whole side of the street is still empty except for our rental... nothing to block the endless view of the nothingness that is my block. I've been a bit obsessive and take the rideon down the footpath and mow it at least once a week. Love your plan, always great seeing what other people are building. Hope the council is quick and the bank kind. Variegated Hi Variegated, Yep North is up, so perfect for the kids bedrooms to avoid the afternoon sun and perfect for me to avoid the morning sun! I love big open rooms and I do home daycare so the entertainment room much to hubbies distress is a work room. All those dreams he had of a pool table are dead and buried now. We've got 100m2 of cement being put around the back which we'll eventually put a patio roof on which will keep the living rooms cooler. We've moved from a 330m2 house to just 190m2 right now so I can't wait to have all that space to spread out again. So hoping everyone else gets their act together so I can feel it's moving forward, don't they know I'm going quietly insane waiting? The bank rang to say we're approved pending valuation of the house and land... not really sure if that's cause for celebration or not yet, will wait and see. Off to find a photo of my dirt to load... Some power points aren't aligned fully over their holes so you see the ugly rough giprock edge, some have disappeared, still more are crooked. Plus some light circuits don't seem to be connected like we asked, shall have to wait and see once they've turned on the power to the circuit. Can an outside light rest right up against a downpipe? I would have assumed not but don't want to look like an idiot if it's ok. Plus the lights hubby picked are a bit of a hodge podge... he put so much effort into picking his perfect led downlights and outside lights that he apparently just let the store decide the lights for the other rooms and they're freaking plastic plain domes!!! Not even cheap nasty glass, plastic! So add those 20 to the list of things we'll be upgrading later. My tank arrived... it's the wrong colour. It matches the roof not the guttering, I was all set to complain but hubby has decided that he prefers that colour, I agreed grudgingly since he's picked next to nothing in the house... but that was before I saw his light choice!! Nearly all our drains and plumbing were out when they poured the slab and it's been a gradual process of the plumbers coming back and fixing each one as other trades needed it, they reassured me that the drain for my freestanding bath was fine though, just measured it and I think it's within 5 mm of the proposed bath edge... have zero expectation of it actually working without more stuffing around. We're fitting screens after handover and I just got sent the sample I organised... and it doesn't match!!! It's close but darker, and I've been told that they're all done and ready to go, too late to redo them. Why did I think I could save money and not get them factory fitted and used a friend connection instead??? Shall have to wait and see how noticeable it is and see if it drives me insane enough to fix it. Apart from the initial drainage issues most of the build has been great... just now when I can see how close to finished we are that I'm starting to stress. Had a minor meltdown when I discovered my bathroom tiles were vertical not horizontal but fixing it was going to be a huge drama and delay everything else so just had to take it on the chin especially once I worked out that it was my own conversation with the tiler that caused the change. Reminder do not make conversation with tradesmen when distracted and politely agreeing without really listening. Also had a slight panic attack when I realised that the entire house has bright white grout, we were never given an option of a colour but I didn't expect white, will be spending heaps of time sealing it before we can actually move in. Just bring on handover on the 10th and let me have it, so I don't have to keep stressing over the details. Found the whole place unlocked last night, not sure who was responsible for every door and window being open but won't complain about getting access. Taps and toilets are in and they managed to get the ensuite bath fitted, so that's one issue I can stop dreaming about at ngiht. Can't wait to use my kitchen especially the two pantries, for now I think I have more cupboards than actual stuff, won't take long to remedy that. I have so much storage in the new house and I look at the clutter in the cramped house we're living in right now and I spend hours daydreaming about having cupboards to hide it all in. I am also having a double height brick. This a very quick build. Our builder is officially at our land on Monday to start slab so here's hoping for a pain free build. Have been stalking H1 for a while now too. I love reading about other people's build and colour choices. Maybe I will be brave enough to put my build on here as well.
