Our situation was slightly different because we had over $30K of work left (mainly the external stairs, screens and balustrades). We only held over $2k which like gogo were the upgrade costs. Obviously you wanted to move in but also Zen would have wanted you to move also otherwise they would have been close to the end of the contract period (is that right?) & would have had to pay you the rental guarantee they give. In business, usually you don't get paid till the job is finished, the building industry seems to be different in that you pay upfront a deposit on accepting the tender & then 5% the first payment in advance the following progress payments seem to keep the amount paid in advance. We have a good relationship with them and so we were not operating under usual 'business' conditions. We trusted them and they treated us well. Give and take. Most bigger builders can't operate like that, so usual diligence and withholding money applies. But we were happy to move in. There are still a few minor things but I liked the finish and love the granny. If they could do the same for main house by tomorrow, I'm more than happy to pay in full and let it go. We'll have the handover tomorrow afternoon and Matt seems confident that he could achieve it by then. Regarding IOC, the certifier wanted to have the hand rails for both porch but blo*dy Gen stairs failed to deliver the hand rails. Seriously Zen should consider different supplier for the stairs and hand-rails. Therefore we couldn't get IOC yet but Matt is doing a workaround so we can get IOC by tomorrow. The solution is we put dirt front of the porch so the height should be less than 800mm. Let's see how we go. Matt has done fantastic job for my house and I'm happy with the result so far. Regarding the mixer, yeah it's cumbersome but I should get over it. Hi Zenners, I've been da*n busy to packing and sorting out our stuff let alone tidying up the rental APT. Our driveway and crossover concrete done before moved in. Luckily the retaining wall is done but putting turf and hard surface need to be done. We love the house, I can feel every touch when I designed the plan with Jerue. The experience is awesome. I found myself I became a king since the size of the house is far greater than the previous APT. It's pretty exhausting to find the tablet when I left somewhere and couldn't find. My wife started complaining it's too tough to clean the house. While we're living here we found a few issues as I imagine they're common for new house. 1. when no one was here, the mirror in main bath dropped so it scattered. Luckily no one got injured. 2. The toilet water doesn't drain well. The water drains slowly, we definitely need to investigate. 3. One toilet is leaking water (tiny bit) Other things are rather minor so we can live comfortably. I post a few photos. Oh yes, I started shopping and bought a 60inch TV, sofa, fridge etc. Powder room next to study room. The technician came to my place twice and he replaced the cable, then the drop out issue seemed disappeared. Today I've experience BAD experience in plumbing work. Guess what? Lots of water came out from powder room's waste and we just managed to stop damaging the timber floor. You can imagine how much I was alarmed when I saw lots of water was coming out from the center waste of the powder room's room. As I mentioned earlier my toilet drains slowly from Day1. I didn't bother Zen's people since I thought it is manageable. When I called the Zen's plumber tonight, he seems to regard we blocked the pipe! I hope Zen can send someone to fix the plumbing issue. It's funny that we never experience the drainage issue with the other toilet. Only the problem happens on powder and ensuite toilets.
