Browse Forums Building A New House Re: Apue's home building 381Jan 13, 2013 9:49 pm Oh dear. Sorry to hear that. Well, it is evidence enough that you posted on here about the slow drainage a few weeks ago. You should tell the plumber or Zen (whichever you are dealing with), that it was there from the beginning when you first moved in and that you posted on your internet thread about it if they don't believe you!! I must agree, the most problems we had post build was plumbing. We seem to all be fine now, but plumbing was our headache too (we had no hot water for 6 days remember ). I think Zen are back next week, 14th? ps: Ryan - just read your post. This is just NOT ON!! The plumbers are yet again causing problems... This should be a wake up call to Zen that their plumbers are not up to scratch... We have an odour problem too, not sure if it is the leak or the venting not right. Not good. Make sure you have photos, and write a short note of the date it started, what happened etc. You know we are happy we went with Zen, but I have said all along the plumbers are what let them down the most. Also try to see if there are any patterns with the odour and leak? When they came back to fix our leak (minor) in the vanity, sure enough the leak didn't happen. But luckily I had photos of when it had leaked, and we observed it closely to be able to give an indication of when it happens. This makes me very nervous and wonder whether Zen use the same plumbers with all their builds. Completely unacceptable plumbing work and I will certainly keep a close eye on your progress reports. I dearly hope it's nothing major for everyone and just a matter of pipes not being sealed properly or the like. OFH Re: Apue's home building 386Jan 14, 2013 9:55 pm Have ro agree with sunshine, the plumbers have been the major problem with most of their builds, we were hoping to have a great job as DH is a plumber by trade and the tradies knew, didn't make much difference, we haven't had any problem with leaking or blockages but we and sc both had an issue with a taps plumbed the wrong way around, and problems with them installing the BBQ, lucky DH was around and helped them, we certainly had a different plumber fix our gas leak and our switched taps, who happened to have his head screwed on, was polite and clean, so hoping they will keep him on Re: Apue's home building 387Jan 15, 2013 12:02 am I wonder if that was one of the new plumbers, gogo? Matt P mentioned they were getting some more plumbers to help with work load. And painters. OFH - I still stand by my words that for us plumbers had most problems, but I should also add that all our problems did get resolved. I think the key is how builders deal with problems. Zen also have a 12 month maintenance period, whereas most builders only have 3 months. Their job tends to go sloppy. The one funny thing was they've installed THREE rainwater taps on the Granny. Can you believe it? They just installed extra gas bayonet for free. So I shouldn't complain too much. Also they haven't properly put the soil back for the stormwater pipe on the nature strip so I had to pay extra $165 to renew the open road permit. The council guy said he couldn't believe how the spot has been left like such condition for months. When I looked at other two building site on my street, those areas were properly covered with soil. Anyway, I hope the plumber will fix it soon. I'm enjoying the ultra fast internet speed. We have the electrician setup Cat6 data points. Then I hooked them with a 16 ports Gigabit switch. I then purchased three wifi routers to cover the house and granny with strong wifi channels. Yeah, a couple of guys arrived at my home this morning. They moved the rainwater tank and started cutting the concrete to access the broken pipe. Lots of noise and smoke are from the spot.. They are still working on the sewage pipe, I hope they finish it soon. Re: Apue's home building 396Jan 25, 2013 4:37 pm our forever home Hello Apue, have your broken piples/plumbing issues been fixed to your satisfaction? They had to cut concrete slab under rainwater tank. The blocking issue due to the concrete guy squashed a pipe when concrete was poured. The Plumber promptly replaced the broken pipe but Zen needs to restore the concrete and restore the rainwater tank. I hope they can come to my house soon. From last week, things are getting fixed such as tiles, plumbing and hand rails that we ordered. The certifier visited my home yesterday and told me he'll issue the IOC ! Basically we've finished most of things except turf. If we complete putting turf we'll get the full OC. So, in short, I'm very happy with what Zen does to me and thank greatly to Matt P. My neighbour opposite to my house are still waiting for the house completed. They said they could move in by end of Feb made complaints to Eden. So Eden started 1.5 months earlier us so Eden takes 3.5 months longer than what Zen did for my house, let alone Zen had built two dwellings.
