Browse Forums Building A New House 1 Apr 15, 2012 10:39 pm Hello all, I hope your builds are going well. We completed our Piazza 250 with Sekisui House in Dec 2011 and we LOVE it! We had a few minor issues but our Customer Service Rep was fantastic and helped to make the build a less stressful one. Since building we have come across a huge issue. We went to install our gutter guard and found that our gutters were not meeting the Australian Standards of 50mm. Ours were 20-25mm in some places. :S Which explains why the rain rushes off and over in parts. We contacted Maintenance and they promptly sent out an inspector from Boral. They said all was fine and nothing needed to be done. I then took photos of the gutters with a measuring tape to show the various sizes and how they are minimum if not below standard. Finally we had a call to say that Boral would contact us. They have said that they will come and clean out the gutters and move the tiles up so we can put our gutter guard on. However, when we place the tiles back down there will possibly be a gaping hole as the tiles are already defected. My brother-in-law (works as part of roofing) has had to argue to get something done, saying that the tiles will need to be cut due to being under standard and Boral have been reluctant to. The inspector said it would be too much work to do that. Should we be dealing with this? Should we be having to argue this? If anyone has had a similar issue or knows of what we should do or be doing I would appreciate your help and advice. You need to refer to the standards and tolerance guide http://www.buildingcommission.com.au/re ... IDE_07.pdf which says on page 33 if it overhangs into the gutter buy more than 65 mm it is defective. Given the gutter is usually about 120mm and you have only about 20mm left and maybe 10mm for the gutter ribbing then it would definitely be over the allowable 65mm limit. We had our 3 month maintenance today and he said too that the valleys at the front are completely blocked and if a torrential downpour happens we will begin to get leaking inside!! EEEEP I have emailed Sekisui yet again with an update of what has been said by BORAL but it is all excuse after excuse. They are defective! They need to fix it! Thank you again. I have also emailed Sekisui with the update that they havnt contacted us with how they will be correcting their defected work and no reply from them either. We are feeling totally rotten at the fact that the job was done wrong yet excuse after excuse has been given to get out of fixing it!! With this rain at the moment, if it leaks into the house Ill be seeking legal action. I feel like thats the only option we have at the moment. Apparently the Sekisui Maintenance called the HIA and they said that the 15mm above or below the Standard of 50mm for gutters is only a guideline not a standard and therefore will not be fixing the gutters!! What a load of bull! I have no idea where I stand and will probably seek legal action. If anyone is building with them and thinks they will fix their problems they will do everything and make every excuse not to. I am so upset. Please if you have any advice please help??? Even with the extra 15mm you roof will not pass. I have re read page 33 and it is fairly straight forward. If it overhangs by more than 65mm then it is defective. You will need to take this measurement from the fascia. These tolerances in the document are always fairly easy to meet they are not stringent at all. So if you so go outside this then is really is a problem. So if you so go outside this then is really is a problem. Hello all Thank you for your help. I called HIA and they wouldnt help me because I am not a member but gave me the Consumer Complaint number. Since Sekisui washed their hands of the gutter issue I have discovered water damage on the inside of our front room wall! Our house is 10 months old!! I called maintenance straight away and they tried to find an excuse for it "have you put gutter guard on? have you done anything to the roof?" I said we have no gutters!!! An inspector is coming out to have a look next week hopefully. It sounds like they will say its our fault for not cleaning our gutters......WE CANT!!!! I cant even get my fingers in them!!! grrrr So....Consumer Complaints were very helpful and I have organised an Independent Inspector to get a back up report. Basically the gutters arent doing what they are designed to do due to the tiles and the battern being to low.....so they need to be corrected!! SO SO not happy! Check everything as you build people! Even your roof!! Minimum overhang into gutter must be 50mm, turn down tool should not split the sheet. it seems wrong tool for the profile was used, the flashing cannot slope back.
