Browse Forums Building A New House 1 Apr 10, 2012 3:12 pm We have been lurking these forums for a while and now have officially joined this great community. We are building with Rawson Homes and would like to share our building experience. We’re sure that we will be asking for advice, opinions and assistance during our building process. After a lengthy process in eliminating builders and suburbs to live, we have decided on the location @ Middleton Grange and set on RAWSON HOMES as our preferred builder. At first glimpse, we felt as though they were expensive in comparison to the other builders out there as they would not disclose the house prices without sitting down with someone, which we found unusual as the other builders did. UNTIL one day we met a sales consultant at the new Homeworld South branch. He had made us feel very welcome and comfortable with no pressure obligation. He was very keen to answer any of our queries, even though we see him every weekend LOL! We have been very happy with all the answers about inclusions and any technical jargon on the house. We have chosen the Cammeray 36 design, which has a perfect open living flow that suits us. There isn’t a display house for the Cammeray as it’s a new design, but we have been in all Rawson’s double storey homes and know what to expect…..fingers crossed. Our land in Middleton Grange is not registered yet, but will be very soon…(this is a good thing to finalise our house plans and variations asap). Current status: 1. Land acquired – update Settled on the Land and is now REGISTERED!! 2. Tender – Done 3. Colour Selection – update DONE! 4. Check Plans – update DONE! 5. Variations - from memory, think we hit the 80 item in our list of variations - DONE and Signed!! At this present stage, we are in the process of finalising our colour choices, and waiting for our check plans to arrive. (We have a few variations to our house plan). UPDATE: 17/09/2012 Colour choices: - Bricks = Boral Grays Point - Brick Joint = Raked - Mortar = Off white - Colourbond roof = Surfmist - Gutters / Downpipe / Fascia / Eavs = Surfmist - Rain water tank = Surfmist - Main Render = Dulux Beige Royal - Main Pillar = Duluxe Plough Earth - Feature Brick Pillar = Boral Choc Tan - Garage = Contemporary - Timberlook Caobo - Driveway = Graphite Here is our floor plan along with the computerised Cammeray Design with our chosen “Majestic” Façade. There aren't many Rawson threads on H1 so it's good to see its picking up some interest. We are pretty much at the same stage as yourself picking external colours and will hopefully receive our check plans in a week or two. If you haven't already, check out the thread called "Our Benham 33 journey". There are quite a few other Rawson builders there who are around the same stage. We are currently building through Rawson in Beaumont Hills. We have built 2 Eden Braes previously, a single and an oversized double story and wanted to downsize slightly and ended up going with a Rawson single. We are happy with our decision with Rawson and you are right initially they do look expensive but when you have a close look I really think they are in line with the others. We didn't end up going with EB as I feel thay have gotten a little to big which is really unfortunate. We have pegs on our block and have spoken with our SS who haved he has booked the frame in for the 24th April. So we are expenting site scraping and slab to begin anyday. Ended up going past our block 3 times yesterday(feel like I was stalking the block) but nothing but am hoping for today. It has been what feels like a long time to get here as we selected the Clifton 30 ( which is unbuilt) need to put on the Cabarita front Mstr bedroom to make it fit width wise and other changes with our WIR and Ensuite and to add a home theatre and 2 way walkway past the kids bedroom and rumpas. Also delays with our pool which should have been in already but should be out of council this week and hopefully Rawson will let us build this in sometime soon. Colour choices: - Bricks = PGH Espresso - Blackish brick with white morter - Colourbond roof = Woodland Grey - Gutters / Downpipe = Woodland Grey - Fascia = Surfmist -Rollerdoor - Coaba contemporary - Render = Taubmans Foxtail I will try and post my plans up here when I work it out. Such a hard task, lucky we were able to see the colours we wanted on some of Rawson. It's will be crazier when we start on the interior colours. Good luck with yours too. The Clifton is a beautiful house, we wanted a large single storey and the Clifton was something we considered, pity we couldnt find the right size land for this, which is why we went double storey. We have stalked our block numerous times, the fencing barrier had been removed a few weeks back, so looks like its getting closer to registration. Things are getting closer for you. Feel like miles away from our progress.... Your colour choices are very similar to ours, we are stuck between the Monument and Woodland Grey for the Roof, gutters and downpipes. The Coaba garage colour is what we are deciding on as well, we arent sure if its part of our LuXe inclusions, will need to confirm with our CSO. Keep us posted on your progress. Possible Colour choices: - Bricks = Austral Symmerty Earth - Colourbond roof = Woodland Grey or Monument - Gutters / Downpipe = Dune or Surfmist - Fascia = Surfmist - Weatherboard cladding = Surfmist - Garage door - Coaba Contemporary - Render #1 most of facade = Dune or Surfmist - Render #2 feature pillar = Cladding in Ironstone - Second pillar = Exposing bricks We are leaning towards a balinese resort look found on alot of the MJH design homes.. Woodland Grey seams to be quite a popular roof colour! We'll most likely go with Woodland Grey roof, gutter and fascia. Re: “Project Dream Home” – Cammeray @ Middleton Grange 8Apr 11, 2012 9:55 pm Most of what I have read here says to try and match your gutter with roof, fascia can be a contrast. I think surf mist goes with both woodland grey and monument, we have symmetry asphalt with monument, I think the monument would provide a better contrast to your brick as earth is quite dark. We looked at earth and thought surf mist and monument work well together. Love your plan, good luck! Re: “Project Dream Home” – Cammeray @ Middleton Grange 15Jun 20, 2012 4:50 pm Hey guys, Just thought we would give everyone an update with how things are coming along. We have just been soo busy with all of these weddings that we haven't had the time to sit back and reflect on what has happened. 1. We managed to finalise our DA plans (to be honest, this took longer than we expected. Rawson must have been really busy). But we are glad we got there in the end. 2. Our CSO informed us they have just been submitted our DA plans to council on Monday! YAY 3. We have been contacted by our colour consultant and have booked in next week to go through the internal colour selections! This will be fun!! We are probably going to make a few changes to the kitchen and bathroom but see how we go. 4. And... finally we got a call from the solicitors today saying that our land is REGISTERED!! and we are waiting for settlement to happen in August. So far everything is falling into place and the timing is just right. Finally our DA has been approved with only an issue with the location of our Air-Conditioning. So we had to relocate it and put a sound barrier fence around it. With the fence, we will make it into a feature so making the most out a of bad situation . 2. Colour plans, electrical plans have all been signed. This was a very long tedious excercise. 3. Contract has been signed and returned to our CSO, we are expecting construction very very soon...like very soooon!!! cant wait.. We have also been visiting our land on a weekly basis and have noticed that our neighbour (a exhibition home) has already got the slab and frames up, they must of been ready as soon as the land was registered. Also on the next street, theres a Eden Brae one story with frames up aswell. It's great to see some progress happening for us as well as our area in Middleton Grange. Hope everyone is on track with there projects as well. Take care.... Almost started!! Yes, we do have our colour choices updated. We chose a lighter more resort type colour scheme. We will list our colour choices soon!!. A site supervisor should be assigned to us in the next day or so.....antisipation is building up. Mind you, 2 houses in the area have frames and brick laying has started. Another has a slab down!! We had issues with the location of our air-conditioning system and had to relocate it and will have a fence to lower the noise down. Doubt that a Daikin inverter ducted unit would produce that much noise. But anyways.....we will decorate the fence and make it a feature as it will be seen going up and down the stairwell. Next up is to get started on selecting our colour choices for flooring the bottom level and stairway. We are aiming at getting Bamboo for the main living area in a nice rustic colour, possibly limewash, light grey, walnut or something along the lines. Kitchen, dining and family room will be tiled. Most likely a nice light tile colour to keep the room nice and bright.
