Browse Forums Building A New House Re: dvestate's Build - Potential Issue :( 81Sep 10, 2012 1:23 pm I'm fully distracted now, my wife is not letting me deal with anything to do with the house. As I said with work worries and me being the sole income provider that is stressing me out enough without building a house which has been more stressful than I thought it would be for me with my Dad being in the industry for 25+ years before he moved to something else. I have my fingers crossed that the Window removal comes through and we can just continue on and get it built. It is great that they picked this issue up before the Frame/Windows/Brickwork was all done but would have been better to get a phonecall with "We need to have your Garage Window removed to accomodate your request. But if you want the window the options are x,y,z" Re: dvestate's Build - Potential Issue :( 82Sep 10, 2012 1:45 pm Just had a call from the Head of Construction, we have to an email to request the window be removed and that the Private Certifier as indicated they will look 'Favourably' at the request so fingers crossed that means he will OK the change Re: dvestate's Build - Potential Issue, hopefully a solution 83Sep 11, 2012 11:11 am fingers crossed all will go well... we are in the initial stages and have recieved our 1st requote for the harmony ... so far so good Re: dvestate's Build - Potential Issue, hopefully a solution 84Sep 11, 2012 12:11 pm I hope so, the Construction Manager said to us this is the first bump and could be more. Obviously they deal with stuff like this everyday but when you pour yourself into it like you do for a house build anything that goes wrong feels a bit disappointing. I had 3 or 4 requotes before we were 100%, the good thing is the Tender clock does not start until you get one that is OK so you buy yourself a bit more time if your land is not ready. Also good that the Bonus stuff you get for accepting the quote within 7 days also doesn't start till it comes back 100% Re: dvestate's Build - Potential Issue, hopefully a solution 85Sep 11, 2012 3:39 pm Crisis over The Certifier has agreed to delete the window with no requirement to go back through CDC So they will vary the plans and there will be no cost to us or refund. We will be hit with a cost of variation for the Electricity though as there is no junction box on our land so needs to come from the other side of the block next door All in all a happy afternoon, and my wife happy it is where she wanted it I went past yesterday to check out the site and took a slab pic Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Edit - Just noticed a chip in the slab........ Called the Slab supervisor and he said it wasn't an issue Re: dvestate's Build - Crisis 1 over, back to business as us 86Sep 12, 2012 2:01 pm Just updated my Blog with everything, I think I'll post most of the pics etc on there with maybe one in the forum when I take them I think the only difference is the Tile stuff I have in the blog and not here - http://dvestatesbuild.blogspot.com.au/2 ... pping.html Re: dvestate's Build - Frame up!!! 87Sep 12, 2012 10:00 pm Went past on the way home to see if the frame had been delivered and it is up!!! No call from the builder yet about my Site Supervisor so I think I will call them up tomorrow to find out who it is and to make sure the tradies onsite know to fill in the window hole One other thing, it's not hard to get into but they had opened the side to bring in the frame and had not closer it up.... Might go past tomorrow to see if they finish the roof and windows Most of the pics are on the blog but 2 are below Std Front shot Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ View from the open side gate Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: dvestate's Build - Frame up!!! 88Sep 12, 2012 10:28 pm That's a nice surprise to drive by and find the frame up It's good that your window problem was sorted at (almost) no cost to you too https://forum.homeone.com.au/viewtopic.php?f=31&t=43937&start=0 Bought a block in Golden Grove - Jan 2011 Finally finished our design, Mar 2012, *yay* Signed with ADH council consent June 12 Re: dvestate's Build - Frame up!!! 89Sep 12, 2012 10:39 pm Very exciting!! Called the SS, the window was installed so it is secure over the weekend before it is picked back up. The facia and guttering will be done this week and bricks should start next week More pics on the blog Stardard Front pic Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Garage side - Window to be removed Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: dvestate's Build - Frame up, roof trusses and windows do 93Sep 18, 2012 2:47 pm looking good Building tip No. 3: A raft slab will not get you down a river. Re: dvestate's Build - Frame up, roof trusses and windows do 95Sep 18, 2012 3:52 pm That is wierd. Every time that it came to a progress payment, I just called my SS and said I wanted to come out and do an inspection, possibly with a private inspector (did nto eventuate as none of them would travel to far) and he said it was fine. I just let him know when I was going to go through the house and then called him after with any questions / concerns. Building tip No. 3: A raft slab will not get you down a river. I am assuming your SS is a guy based down there 2 Re: dvestate's Build - Frame up, roof trusses and windows do 97Sep 18, 2012 5:00 pm they may not like people on site for safety reasons but maybe it will be ok with the SS there? If not, I would be wondering what they were trying to hide... Our builder has no issue with allowing a building inspector, although our build is not fenced. https://forum.homeone.com.au/viewtopic.php?f=31&t=43937&start=0 Bought a block in Golden Grove - Jan 2011 Finally finished our design, Mar 2012, *yay* Signed with ADH council consent June 12 Re: dvestate's Build - Frame up!!! 98Sep 18, 2012 7:48 pm dvestate The windows were all in, including the garage, and the roof trusses are on. Called the SS, the window was installed so it is secure over the weekend before it is picked back up. The facia and guttering will be done this week and bricks should start next week Great things are moving along well. Good that they have secured the garage window, stuff sitting around the worksite uninstalled can unfortunately attract thieves. Our current house we are in that we built 15 years ago, our windows were stolen before they had a chance to be installed. We hope to have our brickies starting some time next week too, but I think from that point on you will be moving along faster than me now. How long is the build for a single story? We built the Wisdom Majestic 40 - moved in! Went past today to check it out and the facia and guttering are all on With the inspection I looked through the contract which says I can organise access to the site for inspections. It is in HIA Contract Clause 11 and then specifically stated the extra pages printed by the builder. Worse case I'll be calling my Sales guy in the first instance to get it sorted and the GM if I have to again. At this stage the site is still not secure as the gate is not locked at this stage and one of the side panels is not bolted any longer. I actually closed that last week in an effort to make sure it looked secured Re: dvestate's Build - Frame up, roof trusses and windows do 100Sep 19, 2012 8:28 am Mine was never locked but as I was on acreage never knew why I needed a fence in the first place Building tip No. 3: A raft slab will not get you down a river. I guess when you talk to a builder who butters up everything to look very polished, you get to start believing… 7 17518 thank you! do we need to get this or our builder before we commence new build on the block? 2 10404 |
