Thanks all, Sira we found pd quite expensive and ended up going with arb homes. They have quite good upgrade prices and service is fantastic! Re: Quote - Double Storey - PD 3Apr 09, 2012 6:07 pm Hi Kinduka, Wet areas are included in the base price including bathrooms, powder, ensuite and laundry. I guess PD add on all of the promo options to the quote as most people do include them and also so you get an idea of what it would cost should you choose them all, but you don't have to have all or any of them. We took out the flooring option as we decided we wanted solid timber not a floating floor and I wasn't happy with the carpet colours. Don't forget to include an allowance for your colours and tile appointments, it adds up quickly. The base price of the home we chose was 281,000 less the 15,000 discount . On top of this we spent approximately 110,000 in upgrades not including the flooring. I think most people would spend an additional 50,000 - 150,000 on upgrades. Things you may not have considered are ceiling heights (some estates require 2740 to ground floor), staircase upgrade can cost between 4,000 - 12,000 depending on what you choose, facade style including additional render or stone/tiles, timber windows/bi-fold doors, style of front door, even additional lighting. This is actually our second time building with PD, we built about 9 years ago and were extremely happy with the quality and finish. So far we've had a few ups and downs but it's been pretty good. Friends have built with Big M and my sister with H3nl3y and have not been so lucky. PD is reluctant to give me a cost break down on base price nor site cost. Simply we are getting a house for 280k without flooring and many more essentials. In essential no one can live in that house after paying 280k. Trying to hide real costs with promotions. Allowing 30k for site cost is too much. I am planning to do a knock down build & given a establised suburb, 30k is over the top. Also not quite clear what are they doing for 30k? Any advice/comments appreciated. This is the only way we can give you an accurate estimate to help with your budget because every block is different.
