Browse Forums Building A New House 1 Apr 04, 2012 9:00 pm Hi fellow H1 forumers, I got back our initial survey results over the phone, and am seeking some advice from hopefully others who have been through a similar situation. I was informed that our block has a roughly 2m drop over the slab length (front to back), and was wondering what options there would be. The front-back length of the house is 22.5m and then there's another 3m alfresco at the back. So the drop is around 2m over 25m or there abouts. Our block is a total of 45m front to back. Rawson have initially said to put a step midway through the house (i.e. split the slab in two) however we're not thrilled with this option. I know there are things such as piering and cut/fill. I'd like to go in eyes open before the official tender presentation in about a week and a half's time. Obviously there are cost impacts to each option but just wanting to know what's available and what other people have chosen and any pros/cons to your decision or how it worked out. Thanks for your time! -Koro Re: Rawson - Clifton31 Build, Sydney 2Apr 06, 2012 3:19 am We are currently building the Clifton 30 - with a Cabarita Mstr Bedroom ( only have a 15m wide block). We thought we had a relatively flat block but still needed to drop the garage 500mm. Costing was initially around $7,000 for this. OUr block is being cut slightly at the back and filled at the front, our block is also classfied as H class ( instead of standard M) so we had some extra charges there as well as the piering needed to go deeper and I think more of them. Even though our garage is dropped they will be bricking lower on the front walls so we don;t end up with this huge exposed slab where the master bedroom is but will need stairs for the entry/portico. I will know more on what they actually do on tuesday or wednesday as we are pegged and ready for scraping early next week. Good luck... not sure if i helped you much.. If they need to drop the rear this would give you a great ceiling height in the rear living area depending on how much drop they put into the house and where the drop would be. We have 9 foot ceilings at the front and 11 ft ceilings at the back, it makes an amazing feature, with 3 steps in the middle, we dont have that big a drop less than a 1m, but our restrictions do not allow for more than 500mm cut and fill, so we had to put the step in, if you decide on cut and filling it would be massive and you would also need drop edge beams,($$$$$) which would make your alfresco at the back a metre or so above ground level, so you would then need railing and steps off the alfresco to get to the backyard. I measured our drop and I think that the drop won't be nearly as high as 2.1m, but I'm not a surveyor so what do I know! I'll head to our appointment with eyes open and we'll see how we go. However we now have a picture with house placement on land - with an approx 8m setback. Initial house placement was shown to us, and they recommended a 2 step drop just after Bed 1/Ensuite/WIR and Garage. (see little blue lines just before the start of the 'study'. I've marked our major structural changes/extensions in red (go ms paint). Back is extended 1m to make the back bedrooms larger, and the garage/bed4 is extended 0.5m to the side. Overall there's 1.5m clearance on the left of the house and 2m on the right. Anyone else ever lived with a split in the house? If so, curious to see how you've found living with the step(s) in the middle of the house - we're a 'little' hesitant but it seems the only way to really do the house without incurring another 30K worth of costs to raise the whole house up. We are still needing railings around our alfresco, but that isn't too dissimilar from our current wooden deck at the back of our current house.
