We have modified it to have an L Shape kitchen and the Ensuite&WIR from the SorrentoMKII, we have also swapped the main bathroom and the laundry around so we have an extra linen press. I love the big open plan family/meals area. We had word from Drillers today. There is a driller available to conduct tests on our block on Saturday which is earlier than the "6 weeks" as initally stated to us. So now we have to wait until the tests come back. Anyone remember how long this took?? Mclaren, I'm not exactly sure, this was the number that Sebastian gave to us and the explanation was for heating/cooling... Thank you re advice of plugs - Who would have thought really! I've also put together a room by room checklist, copied and pasted the "things to remember thread". That is a great thread. Wild Orchid, sounds like the selections appointment will be interesting from all reports! We're still undecided about the additional termimesh as this stage. But looks like we'll have to make that decision sooner rather than later given soil test will be donw this week. Exciting times... Few days ago, we had an email from Sebastian saying he has Architectural drawings for our approval prior to sending to council for their approval! Surprised with the time... But anyway, we decided to move house forward a metre, extended the fridge provision by a metre to 950mm and added extra laundry cupboards. So another two weeks for them to be re-drawn. I'm surprised by the fact that the soil report hasn't come through yet and now we're potentially heading towards council approval very soon. Much sooner that the initally quoted 10 weeks or so! We have just sent off our 2nd draft of Architechtural drawings back to Dechllis for council approval. Who is with Mt Barker Council and do your remember how long it took for council approval? We have received an engineer's report this week, not soil report. On the engineers report it has been classified as M-D. So google told me that this is moderate classification. Can anyone clarify through their knowledge? Doesn't sound too bad though.... Thanks for listening/reading!! Alot of numbers and things I vaguely understand, but we also got a letter from Council saying they have received our plans from Dechellis. Apparently this should take approximately three weeks according to Sebastian and a further two weeks for Dechellis to make up a $$ quote for build. And we won't get the price allowed for footings until it approved from Council. Waiting waiting, but so excited! Where we are building, it isn't common effluent septic and so we need to make a decision on whether we go for an Aerobic Biocycle/Envirocycle, quoted by Dechellis at approx $14k or a soakage system approx $12k. In others experiences in this sort of thing, which would you prefer? It seems like the biocyle to be the way to go, with recycling for garden etc, but I'm googling my hardest to research it to make some sort of educated decision! We had to go with a Biocycle septic system which we got Dechellis to put in for us, I got a individual quote and it was around the same price. Nice! So now we have our formal contract price which we signed off last week, awaiting for the bank pack/client pack and then we get to book in for selections. How was everyone's experiences with selections, any tips for young players??? I have a very big feeling that we'll/I'll fall in love with the more expensive options! How does the selections work? I am wondering as we have the grande spec and have added on some extras, is there much of a selection from the range, or is it mimimal? Feels so real now, things seem to be actually progressing. My hubby and I are building the Monaco and have only just signed up and so have not experienced the selections process yet. I hear that Dechellis have a good selections range. Selections process takes what seemed at the start, a long time (6 weeks), but went quite quick, as there are a LOT of places to visit. Have a look at my thread for our thoughts. Go to some of the places prior to your appointment (if you can) to get an idea of what is available. Tiles is a big range - we went with what we saw in some of D's display homes, so that made it easier. Ask what options are available - at A&L windows there are the type of sliding door, the energy rating of the glass, to consider. The one thing that stuck with us is - No-one, except for APBC, can/will give you the price difference of your choices, but even then some of the items may appear cheaper than the Grande spec, but will cost you more as the builder gets them for a discount price. Good Luck with it all - I do remember our final selection meeting at D was one long day, it went smoothly, but was tiring, and after 6 weeks of seeing all the suppliers Re: Building the Wild Orchid by Dechellis 36Jul 18, 2012 6:23 pm Hi everyone! Exciting news! We have a start date!!! 18th September! Due for completion on 18th April 2012. We have our drawings and client packs in our hot little hands and have organised a whole bunch of appointments next week regarding selections. We're booked into see APBC, Italia Ceramics, carpet place, Decorator Bug and have a booking with Sepina early August. Lots to absorb! We love the display home and are looking to replicate as much as possible. Dechellis have given us a list of the colour choices so for most part of selections, it has been done. I do have a question: How does the splashback work? Is there tiling underneath or is it apart of the essatone if you had that option, which we have. Can anyone help? Sebastian has said that it depands on the colour of splashback and type of glass. I'm not sure, we have got the starphire splashback included, but that doesn't say alot! We just got our start and finish date as well - its the 25th of September start date and the 25th of April finish date (very close to yours). We haven't got our pack yet - we are meeting with Sebastian on the weekend. Can I ask, how many places to you have to go to for selections? In regards to splashbacks, I can help a little bit. Basically a 'splashback' is generally glass, which is stuck directly onto the wall. No tiles or stone behind it....just the wall usually. The edges around the splashback are sealed with silicone to stop any water or dust getting behind it (so the silicone will be on the edge of the glass and the edge of the ceasar stone - if that's what u r having). In regards to the glass and colour it depends on the type of glass. There a different names for the 'types' of glass. For example my Dad uses a glass called 'super clear' but other companies use different names. 'Super clear' is basically clear to the eye, however 'normal/standard' glass has a slight blue/green tinge to it that can change to colour of the splashback. Basically as long as you see the sample colour you are after on the actual type of glass you will be getting you will know what to expect. 'Super clear' is generally more expensive, so often people don't bother with it unless they find that the blue/green tinge really discolours their particular colour choice. Often it is an issue for white or very light splashbacks as you will notice the blue/green tinge more. Let us know how you go with it all!! Must be so good to see things on the move! How long was it until they started on your block? Monaco, we have a busy week ahead of us next week: Curtains & electrical on Tuesday Italia ceramics and carpets on Wednesday APBC and floor tiles on Thursday Sempina Monday 6th August Final selections appt Monday 13th August, which we had to push forward due to our time constraints with our shift work and being four and a half hours away! Thankfully doesn't appear to affect the start date though. We're going into the Laminex Group somewhere in there too, depending on the timeframe of the other apppointments. We want to replicate the display home where possible, so as far as the paintwork, essatone benchtops, roof colouring, bricks, kitchen cupboards and vanities, we're pretty much done with. I spoke with someone about the splashbacks, the location for our splashback is four metres wide and this company said that the maximum a sheet of glass they can do is 3.6 metres and I am really not keen on the splashback having joins. Google tells me that glass sheet can come in lengths up to five metres - must be true then! Does anyone know of a company that has this length and what is others experiences? Re: Building the Wild Orchid by Dechellis 40Jul 20, 2012 12:54 pm Hi Amanda. we also love the colours in the display, and have many the same.with the splashback, we just said at the final appointment that we wanted the same colour. we changed our kitchen design at the 2 ends, so this reduced the glass size to have no join. from memory the join lined up with the oven, so it didnt look too bad, but if you dont want a join and the cupboards are all the same, you would have to weigh up how much credit they give you compared to if you find another company??? the essastone colours have changed slightly from the display, our brown in the kitchen has a few mirrored flecks, and we decided to go different to the bathroom. good luck go upvc window frames ensure insulation under colorbond. not just sarking, lighter color roof also not sure if you have seen this viewtopic.php?t=5823 last couple of pages… 4 110571 Even if it's not being sub-divided and you want to keep it as Torrens title, you will still need to talk to a town planner or Council themselves, to see if they will allow… 1 11035 |
