Browse Forums Building A New House 1 Apr 04, 2012 2:43 pm Not many builders in WA are offering raking ceiling in their designs. Is there a particular reason or is it just cost too much? I know some builders only offer 28c and then charge extra to upgrade to 31c. I found just a couple of builders who offer raking ceiling, can someone suggest more builders in perth? Would you personally go for high (31c) ceiling in your living area or will you go for raking ceiling? Re: Raking Ceiling 2Apr 04, 2012 4:08 pm I have racking ceiling in my dining area continuing out into the alfresco - even though there is more glass to keep clean I LOVE IT. Although it is more expensive, I think it gives a really unique shape and feel to the room which sets it apart from many more standard designs. So I would say yes to raked ceilings! It also gives you the chance to have clerestory windows. When people are flicking through the paper one of the first things they look at is the price. If you are the highest of 5 chances are they wont have a second look. Almost all builder's are happy to do high ceilings or raking ceilings, but they take them out for advertised homes because those are ALL about the price. Re: Raking Ceiling 5Apr 10, 2012 3:03 pm I agree with SunshineT. Raked ceilings are a excellent design option. They create volume and give a very uplifting feel to the space. But be aware of the limitations too, depending on the design, many raking ceilings not give you enough roof space to run ducted air conditioning. Though there are always ways around this. Re: Raking Ceiling 6Apr 10, 2012 3:19 pm Looove raked ceilings - and my roof trusses go up next week can't wait to see it! Excellent point made by munta. If you are doing raking, try to leave enough room for someone to still crawl through the roof space, luckily my husband is a cabler so this kind of thing was one of his 'must haves' Re: Raking Ceiling 7Apr 10, 2012 5:00 pm Interesting about roof space. We don't want ducted air-con so it wasn't an issue. But we did ask them to make it wide enough to fit R3.5 or high insulation batts. For the downlights the builder installed the wiring before the gyprock went up. As well the insulation R4.0 was put up before the gyprock. http://i908.photobucket.com/albums/ac281/ddmayred/DSC06738.jpg Preliminary agreement 23/11 Contract 22/03 Prestart 06/04 - finalised on 30/04 Unconditional approval 10/05 Demolition 05/07 Slab 26/08 Brickwork 13/09-06/10 Roof frame started 07/10 viewtopic.php?f=31&t=32292 Re: Raking Ceiling 9Apr 10, 2012 6:28 pm oooh Bagheera - is that really your house?! I also noticed the artwork. Beautiful. Re: Raking Ceiling 15Apr 11, 2012 9:28 pm One of the reasons that we went with Summit is because we loved the Luxxe's raked ceiling. Prior to signing up, we looked at other display homes and were essentially told by other builders that they couldn't do a raked ceiling for the same price as Summit. When you look at Summit's display range, many of them have raked ceilings so it makes sense that they do them more than other builders and thus, would be cheaper.
