Browse Forums Building A New House 1 Jul 17, 2010 10:08 pm Hello all, It looks like we are finally looking at handover soon on our new place and I'm hoping to have a couple of questions answered 1) I noticed some rust staining on top of the paintwork on some window lintels. Is this an issue and what should I expect to see done about it? 2) I can see through the window one of the skirting boards has a massive bow in it-- demand it be fixed? How long to give them? Tiles already in.. issue?? 3) What's the normal process for handover? I have been told we make an appointment with our supervisor for a walk through... but then what? What happens if we're not happy with something? This mob have been as slow as a wet week and I'm worried if I complain about a missing light bulb they will keep us waiting another 2 months as that's about the pace they've been moving at all along! Ours said to allow 5-10 working days to have any issues resolved - although I would say it depends on how big those issues are too. If it's something as simple as a light bulb I would expect them to see to it quite quickly! We had about 5 minor issues, and in the end the builder was waiting on us for the final payment (final evaluation held us up a few days!). Can't help with the other questions - sorry. If you have already passed the Inspection for defects of the house, your best bet is to take a picture on the day of handover (they will later claim you dirtied it) and demand at your 3 month maintenance period for the issue to be rectified. 2) I can see through the window one of the skirting boards has a massive bow in it-- demand it be fixed? From this statement it sounds that you haven't had the final inspection yet. It sounds like you are fresh with the whole experience so I suggest you employ a Independent Building Inspector to help you out on Final Inspection. Otherwise for handover and settlement, should receive a "Notice of Completion" and have 7 days to pay the bill. You get around to authorising the payment, tell the builder that you have the check and low and behold you should move into your house soon after. More info you can PM me. After 3 weeks my hot water system still hasn't been installed and the place hasn't been cleaned. I want my keys but will they still have to fix the problems if I pick my keys up? I'm really nervous I hope I'm not shooting myself in the foot here! What happens at handover do you sign over anything saying that all the work is complete? Thanks very much!
