Browse Forums Building A New House Re: Our new home in the country 103Aug 11, 2012 11:29 am Hi Lesley, we are going with the flooring company our builder normally uses, however we have arranged a private deal to avoid the builder markup (the builder suggested we do this!) so none of our flooring will be installed until after handover (carpet for bedrooms and one living area, floating floor the family/rumpus areas). We looked at quad/beading in lots of display homes and while it is not too noticeable in square rooms, if there are any walls that jut out, or around island benches, we felt it looked really obvious, and in some of the display homes it looked badly done. So our builder wrote a line into our contract that the skirting boards are just to be tacked on and we have to refit them after installing our floor. I think your builder is being completely unreasonable - tacked on IS a finished house to our builder, it doesn't affect the occupancy certificate, so why should your builder be getting his panties in a twist? After a few emails back and forth and getting a whole lot of opinions. Thanks ladies. I dug my heels in and no way were we paying. So, he agreed. With a lot of arguing to lift the skirting but the kitchen is already in so it will be trim all around that and the island bench. He said he can't remove the kickboards as they are already stuck to the concrete and they cant be stuck to a floating floor anyway. And we are a little reluctantly going to leave it there. And i have just read your post Kebelle and i do agree with you about the island bench but i really dont think we can win this one fully. We did consider ringing the kitchen company but really dont want another battle. On another good note. Laundry bench was replaced yesterday. Network guy was there to finish off. TVantenna is up. Down pipes going on today. Hopefully that will help with the bog out back. Tiles were supposed to be here this week but shortage of feature tiles in stock have delayed the order. So next week. Electrician will be there to finish up early next week so we are going to hopefully get some lights for the living room for him to do for us because once the scaffolding is gone it will be a bit of a nightmare to do. I think we need something to hang quite low. There will be two of them with a fan in the centre. Was looking at these. What do you think. I'm so glad your builder have come to their senses and agreed to lift the skirts at no charge. Good on you for sticking to your guns! As for around your kitchen benches, we'll have the same problem with one side of our island (we will have tiles one side and bamboo on the other) and we're planning on getting some silver trim to cover the gap instead of the ugly beading. It's kind've like the trim they use where two different floorings meet eg. Carpet and timber. I'm not sure exactly how to install it but my partners aunty recently had it put in around her kitchen because she wasn't happy with the timber beading the floor company put in, so it definitely is doable..just thought you might like another option! Sounds like alot is happening at your place, can't be too much longer until handover!! Think the decision is made with the lights so i just have to decide if we go for the large or small ones. And hope we can get them this weekend. Geelong only have one in stock so off to Melbourne we go. That is interesting Kayla. Will have a look for that trim. Do you have any pics or a link? Yes it seems to be moving along nicely. Down pipes went on today but i have a feelng we might not see anyone there tomorrow. Still hoping for September. Pics as promised. Re: Our new home in the country 108Aug 16, 2012 11:31 pm Hi Lesley A lighting shop guided us as to size of fitting we needed and the right length of extension when we showed them our plan; (we are also getting the builders to install lights immediately in the raked ceiling, cos it will be too much of a mission afterwards. ) They explained that we needed a certain proportion in the room for it to look right. ( just a thought - have you checked that those lights can be extended? Some of our first choices weren't extendable: they would have sat too close to the roof. And to get them extended was risky. Looove your kitchen and laundry, the cabinetry looks great I don't have any photos or anything of the trims but I did ask my partner about them and he said you can basically get them to use the trims they normally use for where two different floors meet and put it around the cabinetry. So instead of having beading that sits on a angle, the trim is flat on the floor and covers the expansion gap. Hope that makes sense. It just gives it a nice outline rather than having beading that takes up alot of the kickbacks. Kayla Re: Our new home in the country 110Aug 17, 2012 10:06 am lesley w Some good news at last. We are getting our fireplace. All sorted . After a lot of phonecalls, emails and almost getting someone else to install, our builder finally came back with a reasonable price. Even a little less than his original quote. It pays to stand your ground So while the brickies are still there next week they will brick the chimney. Fire should be ordered and calm is restored in our household . At least fo now. And bricks are almost done. This mornings pic ... Went into Melbourne to buy our lights and while we were in the city we went down to the Laura Ashley furniture store to have a wee look at the leather sofa's. We liked one in the Geelong store last week but wanted to see more before we made a decision. Last week they had 25% off all furniture so wanted to act quick before the sale was over. And guess what. Today they had 50% off. What a difference a week makes. So glad we waited. Mmmm what will i buy with all that money i saved??? Kitchen colours. Top i think laminex mineralstone toffee and cupboards i think are walnut vinyl wrap. My memory is terrible. Re: Our new home in the country 114Aug 22, 2012 7:41 pm Not much to update. Just a lot of wee things going on this week. Painters been working outside. Eaves and verandah ceiling done. Electrician still doing bits and pieces. Tiles still not arrived. Hoping for tomorrow. Bricks got cleaned today so it is looking neater on the outside. Just a slight problem there. The gaps are not filled around the windows so it looks like a good bit of water got inside when they were cleaning the bricks, . I have a feeling the painter might have a wee bit of touching up to do. OOps!! Not much to see. Most people seem to have the sprint which obviously has it's worries, not believing it can all be done in such a short space of time, but the adrenalin rush must be fantastic, no?! We on the other hand have the leisurely stroll, not just a leisurely stroll but we're stopping off to smell the roses and take in the views all along the way. I know the grass is always greener, but I'm so impatient that I'd take the stressful adrenalin fueled sprint finish over the drawn out leisurely stroll any day.
