Browse Forums Building A New House 1 Apr 01, 2012 10:25 am Hi All, I am just curious on the average time between prestart and slab down. It has been 4 weeks since we had prestart but we just signed our costings as it was alot of extras... I didnt think it would take this long and now am worried our house wont be ready by December (December is my birthday, ds's birthday & Christmas) Please help.............. Re: How long did it take from Prestart till slab down? 2Apr 01, 2012 11:27 am Anything from 2-4 weeks for plans to be drafted, then another 3-6 weeks to have the plans approved and construction drawings sorted out by a surveyor, get building permits, do all of the materials ordering and book everything in ready for site start. Once they have everything in place, you have signed off on the contact and final drawings and the construction plans have been approved then the official build contract period starts 21 days after that date, although they may start your earthworks and even lay your slab before that 21 day period expires (this doesn't affect the official start of the build contract period though). Nothing either we or you can do will help make it go any quicker than it will go in the end - just be hopeful that everything goes smoothly and that you don't have excessive delays due to weather. There will be some delays and frustrating points where nothing seems to be happening along the way, but that's part of what you sign up for when you decide to build your own home instead of buy someone else's. Personally I think a late November/early December deadline is still achievable as long as you already have the titles for your block of land and the weather does you some favours up until you reach lock up stage (after which the weather is less of a factor for subsequent internal fit out that follows). Some people apparently have nothing better to do than comment on other people's sigs. Thankyou for your reply CMHamilton.... I guess from here on out its fingers crossed for great weather which is achievable in Perth heeh and no frustrating delays on the builders side ..... And your right, there isnt anything thing that we can do but i guess thats what makes it soo frustrating is that its out of our hands from here on out .... Re: How long did it take from Prestart till slab down? 4Apr 01, 2012 2:13 pm 9 months from initial deposit to contact signing, because the volume builder knew they "got" us already. Took 2 months from contact signing to slab down. We also had a slope of 3.5m within the building envelope, so builder thought it was a difficult block. 13-08 Moved in 13-05 Build restart 13-04 VMIA compensation 12-08 Builder liquidation 12-03 Fixing 11-12 Lockup 11-11 Frame 11-09 Slab 11-09 Start 11-07 Contract 10-11 2K deposit 10-06 Titled land Hi Everyone, wondering if anyone has done a prestart lately with summit homes in WA and what kind of costs were associated with adding gpo's and downlights? we are also… 0 3266 Yep, very good point.
