Brick work nearly done
Just back from new year's holiday. Been away for 12 days
Visited the site and saw the workers finishing off the front facade, using the second colour choice bricks.
The balcony pillars are done, and now the portico, entrance is being completed.
Now that we can see the 2 tone brick colour choice we made, we could not be happier. It turned out real good and perfect balance.
All of the second story bricks are done as well.
The brick layer is now working on the window ledges, and I think all brick work will finish by this Friday, if not earlier.
I guess, once the brick is done, the roof thrusts will be placed, followed by the roof tiles.

Upon visiting the site today, I noticed the bricks were cleaned. Well almost all, except the left hand side ground floor.
We already received our next progress payment invoice from M. I signed and emailed it to the bank today.
Some photos, and the difference can be seen.
Amount of brick off-cuts
I wonder if I can use them for something? Or maybe not

Top gutters installed
The top roof gutters are now installed.
It's good to know that our roof design has only one run-off guttering.
The above photo shows the colour contrast between the gutter, eaves, dark and light brick colours.
These colour theme was suggested by the brick supplier's catalogue, and looks like they will turn up nice.

Roof tiles started
The top roof tiles are now mostly in place. They may work on Saturday finishing off the angle cover tiles. Not sure what is the next step as yet. I also noticed the laundry door frame was installed. Not sure if I missed it before or it is new.

Roof tiles completed
We were lucky to have our roof installed just before the Australia Day long weekend, as the rain poured and did not stop for 3 days! The roof tiles being installed, I think it saved the wooden flooring being swollen in the future.
The roof tile caps were installed today, and that finalizes the roofing.

Electrical & Air-Con
The electrical wiring rough in has been done today. Lots of wires everywhere. From memory, they look all in the right places.
They missed the allocation for electrical point for the ensuite spa. I could not see any cabling.
Also installed on the same day, the Air-Con ducting and distribution unit.
Now to some issues.
You might have read in my previous posts about the air-con dropping being located in the wrong room. Well this did not get corrected, that it would have taken 15 minutes, now the air-con people have placed the ducting using the wrong dropper point!
Wrongly placed dropper point. Bricks already knocked for access.
Should be on this side of the wall.
I plan to meet our SS tomorrow and make sure all issues are resolved before they go any further.

Internal cabling work
All data cabling has been run through. These include TV, Foxtel, CAT6, Alarm & antenna on the roof.
We also have the ducted vacuum ducts installed and wired with 4 outlets.
Also some carpentry work for the bases of all the wash basins.
The sliding door frames are in.
The back of the house weatherboard installed. The only section of the house that is not brick.

Lower gutters done
The lower roof gutters are now installed. Hopefully roof tiles is next, like, tomorrow?! lol.
I have to now organise a day next week for the Private Inspector to check and report on the structure, before insulation is installed. The construction looks fine to my eye, but having a professional look into it is a safer option. Few $100 is well worth the peace of mind.

Rain, Rain, Go away!
Rain foretasted all of next week. I bet you anything, the small section of our roof tiles not completed last week, will claim rain days! AND no work will be carried forward. As if work was going anywhere, now it will be at stand still.
The issue with our air-con dropper point (move from one room to the correct room, on the other side of the wall, as per plan) still is an issue, as the plan clearly states box square corner, but the move done (finally after months of asking), but a corner triangle. The carpenter taken the quick way out of it. I hope our SS will correct this ASAP. Not Happy M!

It looks like only few hours of work per week is being done. This week, eaves installed. That's all!

Finally, all roof tiles done
Finally, the last bit of the roof tiles are done. Expecting a bill very soon!
Also delivered, the insulation materials.
So, insulation should be done tomorrow, both perimeter walls and internal walls with "soundscreen".
The roof frames of the portico has also been done.
On Thursday, we should expect the gyprocks delivered for possible Friday start or Monday.
For 9 years we lived here, this plant never flowered. Must be a sign of good omen or karma.

In our tender, we have been charged $220 for rubbish bin with lid for food scrapes. I mentioned to M, and this is what we got. Expensive sign! I think I need to be bit more firm. Get one or refund.
Insulation was done on Wednesday. This included SoundScreen for all internal walls. Extra $2.6K.

I have been warned by M officially, to stay off-site.
I trust this is due to the fact that I have pointed out so many minor issues and corrections, as well as things missing, like the rubbish bin.
It that's how they gonna play, then from now on any minor issues found during my official visits with the SS, I will get them to rip things apart and correct them if need be.
It's my house, my money, my way.

Just drove past my site again tonight, zilch, nothing done. No progress. No gyprock, no work.
M tends to do couple hours of work a week, and it is frustrating me. At this rate we won't move in till July-August!
On a good note, about to finish off my next video blog soon .

Drove around the site yesterday afternoon, and our SS was on site, preparing site for gyprocking, as they had been delievered on Tuesday.
Hoping gyprock will start today (8/3/13), a week behind, but in progress.

All the cornices all around the house internals, including the garage, are done.

We are at Lock-up!
This morning I received progress payment invoice for lock-up stage, and surly enough visit to the site, the main doors were in and locked! So no more access to the inside.
The main front door as well as back laundry door have old used door handles, I presume "workers lock".
I also noticed an extra water tap on the right hand side of the building just popped out today, not on plan. I'm not complaining!

Progress from the inside
I met up with the Site Supervisor, who made a special trip to open the house and let me in to show me the progress.
It was fantastic to see how things are coming along. All cornices, skirting and architraves are done. All the internal doors are in place, except robe sliding doors. The SS expects the kitchen to arrive in the next few days and wet area preparation done as well.
In the next few weeks, lot of internal work will be in progress, in parallel. The best words out of my SS's mouth was "possible PCI by end of April". I know it is exciting, and as a promise to him, I will not hold him for it, but I'm confident he will deliver.
Front main door and garage door. Initially our door was smaller with narrow sections on the sides. Then we changed our minds to one wide door. Not knowing how BIG our main door would be, when opened, it will overreach the garage door. miscalculation on our part that we have to live with. Nothing major though.
Downstairs linen. My office.
In few weeks time our SS will organise another quick walk through to make sure all items are as per plan and ready for PCI for end of April (possible hand over in mid May)
