I have 2 builders that are both charging me a provisional cost of approx 33k for site costs. My house is a 22.4 x 14.2 in size and my land is 16 x 32 located on queensberry street derrimut. Now that's a WHOPPING amount... i know now that new builders have to pay for the bushfire policy (BAL 12.5) approx 5k abut still it's a huge sum for me. And do we all have to use "H" class slabs in this area? So i was wondering if any experienced home builder in that area could share some advice and thoughts on this because i don't want to be ripped off. Even though it's a provisional cost, how much difference can there be in the actual amount. Every suggestion and advice will be soo much appreciated. Thank you Ven Re: Help with Site Costs in derrimut Carli2!e & m3tr!c0n 4Mar 28, 2012 8:45 pm d3vil_nik hey mate thats too much i payed 14 and plus 5 for bushfire and my area is bad with rocks u got information so i can compare to mine, im building with metr!con oh my god...!!!! 14k sounds right to me.. i knocked on the next door neighbour and he said he spent just under 10k...I was shocked of the enormous difference Carli2!e is charging me a provisional 33k for the style "westwood 31" which includes my "H" class slabs, bushfire, cut and fill rock removal etc Did they gave you a provisional cost at the start and refunded you the money? Re: Help with Site Costs in derrimut Carli2!e & m3tr!c0n 8Mar 28, 2012 9:19 pm i didn't get anything free.. because basically their homes are complete with everything and more....that is flooring for entire home, cooling, alfresco (but only comcrete, ceiling and a ceiling fan, stone kitchen, dishwasher, microwave, alarm system, 15 x led downlights, high ceilings, pot drawers, soft closure drawers, glass splashback, part render to facade (where m3tr!c0n is only bricks to facade)... these are the stuff that you need to pay extra for for most builders.. but i did push them to lower the base cost by 5k.. but still it would be alot.. it's just that the site cost is at the 30grand mark gives me a headache the house cost $218900 - $5000 = $213900 + $33000 site costs = $246900 ........ I'll be using up most of my land.. but i realised builders offer fixed price... now is that the way to go? So i took the risk paid extra but won in the long run. just be careful there is so many other charger once you u to head office to sign contract. I had so many vartaion that i had to pay for as they forgot to put them in the orginal prices. But i picked M as i had alot firend using them and the quality was really good. Yeah...site costs will never be the same... Why don't you ask the builder why site costs are so much and understand why? Derrimut area like Tarneit, Truganina etc is crap earth, it costs money to build on this unstable stuff that is full of rock. It's not only the rock that's the problem - it's also the underlying clay and often they dump fill on the blocks to make them appear to be "level" as well out that way. Some people apparently have nothing better to do than comment on other people's sigs. I am not sure whether Perth has its own way of doing things in regards to this.
