Re: Bracing Plan from PD 8Mar 28, 2012 12:54 pm This problem keeps coming up all the time, builders not forwarding approved plans to the owner. Here are the basics: 1 The owner owns the plans because building permit is to the owner 2 Builder is merely the agent of the owner in procuring building permit 3 Owner has the right to request a full set of approved plans from the builder and failing that from the relevant building surveyor(private building surveyor) 4 Full set of plans must include: all architectural drawings, all engineering drawings, computations, truss layout and computations, site plan and any services plans 5 Approved plans have building permit stamp on them and are a "blueprint for construction" of your home 6 Approved plans are essential for checking construction of your house 7 Building Regulations in Victoria require that builder maintains a full set (his copy) of approved plans on site 8 In the event of significant variations builder must revise plans, resubmit for approval and update all copies Hope this clarification assists you.
